CUMMINGTON -- Nine property transfers were recorded in Cummington between Aug. 21 and Sept. 19, according to Hampshire County Registry of Deeds records, but sale prices had not yet posted for any of them as of this reporting.
MARKET OVERVIEW Nine deeds were recorded in Cummington during the four-week period. A sale price was not yet available for any of the nine in registry data, so a price range and median cannot be calculated for this period. Prices typically appear in registry records within about a week of a deed's recording, so figures for the later filings in this window, including the Sept. 17 entry at 44 Main St. and the Sept. 15 entry at 83 Porter Hill Road, may still be pending. Based on the raw count alone, nine recorded transactions over four weeks represents the full volume captured in this dataset; no prior-period figures were provided for comparison.
Of the nine filings, four show a transfer between an institutional or agency seller and an individual buyer, consistent with a property sale: 83 Porter Hill Road, 36 Powell Road, 21 Dodwells Road and 130 Porter Hill Road. The remaining five are a mortgage modification, a declaration of homestead, a trustee's certificate, a municipal land transfer and a transfer between the same named parties.
TOP SALES No price data was available for any of the nine transactions recorded this period, so a ranked list of top sales cannot be produced this month. The four filings that resemble conventional sales are: 83 Porter Hill Road, sold Sept. 15, from Greenfield Cooperative Bank to James Edward Bernhard; 36 Powell Road, sold Sept. 10, from the Pioneer Valley Planning Commission to Matthew F. Golembeski and Angela D. Golembeski; 21 Dodwells Road, sold Sept. 1, from Mortgage Electronic Registration Systems Inc. to Robert W. Jensen; and 130 Porter Hill Road, sold Aug. 21, from Adams Community Bank to Judith M. Suriner. Prices for these and the other five transactions, once posted, will be included in next month's roundup.
NEIGHBORHOOD BREAKDOWN Porter Hill Road accounted for two of the nine transactions: 83 Porter Hill Road (Sept. 15) and 130 Porter Hill Road (Aug. 21). Every other identified street, Main Street, Trouble Street, Lyman Flat Road, Powell Road, Mount Road and Dodwells Road, recorded a single transaction each. One additional filing was recorded without a specific street address.
MARKET NOTES Because no prices were available, price-per-square-foot comparisons are not possible for this period. Several of the nine recorded documents were not conventional sales between unrelated buyers and sellers. The Sept. 17 filing at 44 Main St. was a modification agreement involving Scott B. Keith and Patricia A. Keith. The Sept. 11 filing at 32 Lyman Flat Road was a declaration of homestead involving Ryan Jeffrey Rida and Marjorie M. Rida. The Sept. 14 filing at 122 Trouble St. was an amended trustees certificate tied to the Trouble Street Trust, with Jerome B. Dwight as trustee. At 0 Mount Road, John Mark Fiegenbaum and Eric Norton Fiegenbaum transferred property to the Town of Cummington on Sept. 4. And one filing dated Aug. 31, with no street address listed, showed Daniel B. Johnson and Ellen H. Johnson as both grantor and grantee, a pattern consistent with a trust or estate-related transfer within the same family.
Two of the four sale-like transactions involved bank sellers: Greenfield Cooperative Bank at 83 Porter Hill Road and Adams Community Bank at 130 Porter Hill Road. A third involved Mortgage Electronic Registration Systems Inc., commonly associated with mortgage-related transfers, as seller at 21 Dodwells Road. No bed, bath or square-footage figures were available in the deed data for any property this period.
