Chesterfield's Disclosed Sales Span $98,000 to $340,000 in Late Summer Deeds

CHESTERFIELD -- Twelve deeds were recorded for Chesterfield properties between July 24 and Aug. 22, but only four listed a sale price, according to Hampshire County Registry of Deeds records, leaving most of the period's transactions without a disclosed dollar figure to compare.

MARKET OVERVIEW

Hampshire County Registry of Deeds records show 12 transactions recorded for Chesterfield addresses in the past month. Of those, four disclosed a consideration amount, ranging from $98,000 to $340,000, with a median of $100,000. Twelve recorded deeds in a single month is a notable volume of activity for a town Chesterfield's size, though with two-thirds of the transactions lacking price data, the disclosed figures represent a partial, not complete, picture of sale values during the period.

TOP SALES

9 Ireland St. sold for $340,000 on Aug. 14, the highest disclosed price of the period. Susan E. Lavallee and Alan P. Lavallee sold the property to Citizens Bank NA.

67 Fuller Rd. sold for $100,000 on Aug. 7. Kathryn Von Schoeler sold the property to MassMutual Federal Credit Union.

67 Munson Rd. also sold for $100,000, on Aug. 5. Laura R. Dimmler and Rebecca Giusti sold the property to Florence Bank.

92 South St. sold for $98,000 on July 29, the lowest disclosed price of the period. Laura Noel and Joshua M. Noel sold the property to Polish National Credit Union.

Bed, bath and square-footage figures were not available in the deed records for any of the four properties.

NEIGHBORHOOD BREAKDOWN

Ireland Street had more recorded deeds than any other street in the period: 9 Ireland St. ($340,000), 309 Ireland St. (price not disclosed) and 195 Ireland St. (price not disclosed). South Street had two recorded transfers, 5 South St. (price not disclosed) and 92 South St. ($98,000). The remaining seven deeds were spread one apiece across Cummington Road, North Road, Sugar Hill Road, Fuller Road, Old Chesterfield Road, Munson Road and Main Road.

MARKET NOTES

Financial institutions were parties to several of the period's deeds. Florence Bank was listed as seller on two properties, 55 Cummington Rd. and 326 Old Chesterfield Rd., and as buyer on a third, 67 Munson Rd. Citizens Bank NA, MassMutual Federal Credit Union and Polish National Credit Union each appear as the buyer on one of the four disclosed-price transactions.

Three of the 12 recorded documents, at 309 Ireland St., 195 Ireland St. and 271 Main Rd., are listed as declarations of homestead rather than transfers to a new owner. A declaration of homestead is a protective filing made by an existing property owner and does not represent a change in ownership.

Two deeds involved transfers within the same family or an existing trust rather than a sale to a new party. At 211 Sugar Hill Rd., Lynn D. Martus transferred the property to herself and Kevin M. Martus. At 31 North Rd., the seller of record is Roger Fuller, trustee of the Roger Fuller Living Trust.

The deed at 5 South St. lists the town of Chesterfield's Environmental Affairs office as seller and a "project agreement" as the counterparty, distinct from the period's other, conventional residential transfers.
