Bank-involved transfers made up majority of Hatfield's July property records

HATFIELD -- Thirteen property transfers were recorded in Hatfield between June 26 and July 25, but only six disclosed a sale price, and a majority of the recorded deeds involved a bank or mortgage entity as either buyer or seller.

MARKET OVERVIEW

The Hampshire County Registry of Deeds recorded 13 property transfers in Hatfield during the period, with six sales showing a disclosed price. Disclosed prices ranged from $65,000 to $200,000, with a median sale price of $125,000. Whether the period was active or quiet cannot be judged from price trends alone, since more than half the recorded transfers -- seven of 13 -- carried no disclosed consideration amount.

TOP SALES

The highest-priced transaction was 123 North Hatfield Rd., which sold for $200,000 on June 29. Sellers Gregory J. Omasta and Darlene M. Omasta transferred the property to Greenfield Savings Bank.

28 Chestnut St. sold for $167,000 on July 16. Seller Martin G. Leary transferred the property to Traders Trust Co./T Bank.

96 Straits Rd. sold for $150,000 on July 15. Sellers Michael Ferraro and Joyce E. Ferraro transferred the property to Florence Bank.

Two sales tied at $100,000. On July 8, Matthew J. Bannister and Sharon A. Bannister transferred 17 North St. to PeoplesBank. On June 29, Kerry Flaherty and Robert Flaherty transferred 10 Primrose Path to Greenfield Savings Bank.

NEIGHBORHOOD BREAKDOWN

Chestnut Street had two recorded transfers: 28 Chestnut St. at $167,000, and 71 Chestnut St. at $65,000, a transfer from Mary C. Powers and Kyle J. Powers to Mary C. Powers alone.

North Hatfield Road also had two transfers: 123 North Hatfield Rd. at $200,000, and 129 North Hatfield Rd., a transfer between business entities -- Granite State Economic Development Corp. and Omasta Landscaping Inc. to USA Small Business -- with price not disclosed.

Linseed Road had two transfers as well, both with price not disclosed: 182 Linseed Rd., from Mortgage Electronic Registration Systems Inc. (MERS) to Onity Mortgage Corp./PHH Mortgage Corp., and 26 Linseed Rd., from Florence Bank to John F. Lyman and Cynthia A. Lyman.

By price tier among the six disclosed sales: one sale under $100,000 (71 Chestnut St., $65,000); three in the $100,000-$150,000 range (17 North St., 10 Primrose Path, 96 Straits Rd.); and two above $150,000 (28 Chestnut St., 123 North Hatfield Rd.).

The remaining transfers -- 474 Main St., 131 Prospect St., 49 West St., and a parcel recorded simply as "Hatfield, MA" -- do not share a common street and each carried no disclosed price.

A notable pattern in this period's data: at least eight of the 13 recorded transfers listed a bank, mortgage servicer or federal lending entity as either grantor or grantee, including Greenfield Cooperative Bank, Florence Bank, Greenfield Savings Bank, PeoplesBank, Climate First Bank, MERS, Traders Trust Co./T Bank, and the U.S. Small Business Administration. Of the six sales with disclosed prices, four involved a bank as the buyer: 123 North Hatfield Rd., 28 Chestnut St., 96 Straits Rd., 17 North St. and 10 Primrose Path.

One transfer, 71 Chestnut St., recorded a $65,000 sale from Mary C. Powers and Kyle J. Powers to Mary C. Powers, indicating a transfer within the same family name rather than a change in ownership between unrelated parties. The Registry's July 8 entry for a Hatfield parcel listed as a "release of invalid tax title," involving the Town of Hatfield and Janet F. Mullins, was an administrative filing rather than a conventional sale and is not included in the price calculations above.
