Amherst Condo Sales Anchor A Price Range Topping Out At $310,000

AMHERST -- Fifteen property transfers were recorded at the Hampshire County Registry of Deeds for Amherst between July 24 and Aug. 22, but only five disclosed a sale price, limiting a full read on the month's dollar volume even as recording activity stayed steady.

MARKET OVERVIEW Of the 15 recorded deeds, five listed a sale price, ranging from $134,200 to $310,000. The median of those five disclosed sales was $200,000. The other 10 transfers, two-thirds of the total, carried no listed consideration amount, consistent with deed types such as bank transfers, homestead declarations and discharge certificates that do not always report a price. Judged strictly by count, 15 recorded transfers in a four-week span points to an active recording period; whether that reflects an active sales market cannot be determined from price data alone, since most transfers are undisclosed.

TOP SALES The month's highest-priced transaction was 28 Greenleaves Dr., Unit 814, within the Greenleaves Retirement Community No. 3, which sold for $310,000 on July 27. Amhad Development Corp. was the seller; Teresa West was the buyer. At 170 E. Hadley Rd., Unit 107, in the Brook at Amherst Green condominiums, Matthew L. Shelton sold to UMassFive College Federal Credit Union for $250,000 on July 24. At 68 Pine Grove, Unit 68, in Ice Pond Woods, Burt W. Ewart sold to Greenfield Savings Bank for $200,000 on July 24. At 170 East Hadley Rd., Unit 13, also in the Brook at Amherst Green complex, Andrew Baron sold to Laura Johnston for $177,500 on July 24. At 30 Glendale Rd., Kristen A. Ripley sold to Florence Bank for $134,200 on July 27.

NEIGHBORHOOD BREAKDOWN The Brook at Amherst Green condominium complex on East Hadley Road accounted for four of the 15 recorded transfers: the $250,000 sale of Unit 107 and three separate recordings tied to Unit 13, including its $177,500 sale from Andrew Baron to Laura Johnston, a related transfer from the condominium association and Baron to an entity listed as "D Certificate," and a further transfer from Johnston tied to a declaration of homestead. The Greenleaves Retirement Community at 28 Greenleaves Drive accounted for three recorded transfers involving Unit 814 and the underlying parcel, including the $310,000 sale to Teresa West, a separate transfer of the Greenleaves Drive parcel from Amhad Development Corp. to the town of Amherst with no price disclosed, and a prior undisclosed-price transfer from Country Bank for Savings to Amhad Development Corp. Among the five disclosed sales, one, at $134,200, fell under $200,000; three fell between $200,000 and $260,000; and one, at $310,000, exceeded $300,000.

MARKET NOTES Four of the five disclosed-price sales involved condominium units, at the Greenleaves Retirement Community, Brook at Amherst Green and Ice Pond Woods complexes; the fifth, at 30 Glendale Road, carried no unit designation. Banks or credit unions appear as either buyer or seller in a majority of the 15 recorded transfers, including Florence Bank, Country Bank for Savings, Greenfield Savings Bank, TD Bank NA, PeoplesBank and UMassFive College Federal Credit Union.
