Amherst August Sales Range From $182,000 To $261,000 So Far

AMHERST -- Fifteen properties changed hands in Amherst between Aug. 21 and Sept. 19, but only two of those transactions carry a recorded sale price so far, according to Hampshire County Registry of Deeds records. The remaining 13 show "price not yet available," which typically means the consideration figure has not yet reached the registry, not that a price was withheld.

MARKET OVERVIEW Of the 15 recorded deeds, two have a sale price on file: $182,000 and $261,000, a range of $79,000. The median of those two figures is $221,500. Because 13 of 15 transactions are still awaiting price data, the raw count of 15 sales suggests a normal to active pace of deed activity for the period, but the small share of priced transactions makes it difficult to characterize the broader price tier of the month. Expect additional prices to post to the registry in the coming days.

TOP SALES 170 East Hadley Road, Unit 120, at Brook at Amherst Green, sold for $261,000 on Aug. 24. The seller was Alray Taylor Second Chance Scholarship Fund; the buyer was Michelle Chandler. This is the highest recorded price in the period.

15 South Orchard Drive sold for $182,000 on Aug. 24. The seller was Ellen V. Kosmer, as trustee; the buyer was TD Bank NA.

The remaining 13 transactions in this period do not yet have a recorded sale price and cannot be ranked among top sales.

NEIGHBORHOOD BREAKDOWN Orchard Drive saw two transactions on the same day, Aug. 24, both involving the same address: Ellen V. Kosmer, as trustee, sold 15 South Orchard Drive to TD Bank NA for $182,000, and TD Bank NA then transferred the property, listed as 15 South Orchard Drive, to Ellen V. Kosmer individually, with a price not yet available.

Greenleaves Drive also had two transactions, both recorded Aug. 21: a unit at 24 Greenleaves Drive (Unit 406) transferred from Way Finders Inc. to Corliss M. Elizabeth, and 23 Greenleaves Drive transferred from Keith Trotman Kirley and Aaron R. Kirley, as trustees, to the Town of Amherst.

West Street had two transactions Aug. 24-25: 893 West Street transferred from BankUnited NA to Hampshire College, and 1270 West Street transferred from TD Bank NA to Johanna R. Alvarado.

Price tier: both sales with recorded prices, $182,000 and $261,000, fall under the $500,000 mark. No priced sales above $500,000 were recorded in this period.

MARKET NOTES Eight of the 15 recorded transactions involved a bank as either seller or buyer: BankUnited NA, TD Bank NA (seller in three transactions, buyer in one), PeoplesBank, Greenfield Cooperative Bank (two transactions) and Greenfield Savings Bank. This pattern is consistent with bank-owned property resales rather than traditional owner-to-owner sales.

Four transactions involved a trust or estate as grantor or grantee: 152 High Street (Cathie J. Korey Trust), 15 Hop Brook Road (the estate of Constance Kruger, transferred via an affidavit regarding estate tax), 23 Greenleaves Drive (the Kirley trust) and 33 Webster Court (transferred to the Webster Court Real Estate Nominee Trust).

The Town of Amherst was the buyer in two transactions, 705 Station Road and 23 Greenleaves Drive. Hampshire College was the buyer at 893 West Street. At least two sales involved condominium units, identified by unit numbers: 170 East Hadley Road Unit 120 and 24 Greenleaves Drive Unit 406. No square-footage data was available in the deed records, so price-per-square-foot comparisons could not be made.
