All Seven Chesterfield Property Transfers In Past Month Await Recorded Sale Prices

CHESTERFIELD -- The Hampshire County Registry of Deeds recorded seven property transfers and five other filings for Chesterfield addresses between Aug. 21 and Sept. 19. None of the seven transfers carried a recorded sale price as of this report.

MARKET OVERVIEW

Twelve documents were recorded for Chesterfield properties during the period. Seven represented a change in ownership: 23 Bissell Road, 71 Fuller Road, 588 Main Road, a parcel with no listed street address that passed to the town of Chesterfield, 309 Ireland Street, 55 Cummington Road and 59 Cummington Road. The remaining five recordings were not sales: three declarations of homestead, one estate tax affidavit and one decision regarding a special permit. No consideration amount had posted for any of the seven transfers by the time this report was compiled, so a price range and median sale price are not available for this period. Cummington Road saw two transfers recorded the same day, Aug. 21: Florence Bank conveyed 55 Cummington Road to Debra C. Laliberte, and Freedom Credit Union conveyed 59 Cummington Road to Jesse T. and Jessica L. McMillan. Fuller Road also had two filings on Sept. 14: the ownership transfer of 71 Fuller Road into the CJ Lammers Trust, and a declaration of homestead filed at 17 Fuller Road by the same trustees, Sarah Rauber and CJ Lammers, which did not involve a change in ownership. The remaining transfers, at Bissell Road, Main Road, Ireland Street and the Fiegenbaum-to-town parcel, were each on separate streets with no other activity recorded nearby during the period.

MARKET NOTES

Financial institutions were the seller in four of the seven ownership transfers: Florence Bank appeared twice, as seller at both 23 Bissell Road and 55 Cummington Road, while UMassFive College Federal Credit Union, Freedom Credit Union and Mortgage Electronic Registration Systems Inc. each appeared once. One transfer, at 71 Fuller Road, moved ownership from two individuals into a trust held by one of the same parties. Five of the 12 total recordings were not property sales: three declarations of homestead (17 Fuller Road, 272 Sugar Hill Road and 180 Willcutt Road), one estate tax affidavit tied to the Blanchard estate at 30 North Road, and one decision regarding a special permit at 53 Bofat Hill Road involving Verizon Wireless and SBA Communications, connected to wireless infrastructure rather than a residential sale.
