Worthington's Top October Sale Reaches $1.5 Million While Most Prices Lag

WORTHINGTON -- Only three of 13 property transactions recorded at the Hampshire County Registry of Deeds over the past month carried a sale price, with a $1.5 million purchase on Huntington Road standing as the period's largest known deal.

MARKET OVERVIEW The Hampshire County Registry of Deeds recorded 13 property transactions in Worthington between Sept. 25 and Oct. 24. Of those, three carried a recorded sale price, ranging from $150,000 to $1,500,000, with a median of $429,030 among the priced sales. The remaining 10 transactions do not yet show a sale price in the registry's records; that typically appears within about a week of recording. With only a quarter of the period's transactions priced so far, the raw count of 13 recorded documents is the clearest signal of activity available, though that count includes several non-sale filings, such as homestead declarations, tax liens and affidavits, in addition to traditional property sales.

TOP SALES The only three transactions with recorded prices this period, in descending order:

343 Huntington Road sold for $1,500,000 on Sept. 29. Hastings House LLC was the seller and Cash Village Capital LLC the buyer.

345 Harvey Road sold for $429,030 on Oct. 8. Collin McEnaney was the seller; the buyers of record were New American Funding LLC and Mortgage Electronic Registration Systems Inc.

568 Huntington Road sold for $150,000 on Oct. 19. The sellers were Mary L. Newcomb, as trustee, and the Newcomb Revocable Trust; the buyer was Florence Bank.

NEIGHBORHOOD BREAKDOWN Huntington Road saw the most activity of any street this period, with three recorded transactions: 568 Huntington Road ($150,000), 196 Huntington Road (price not yet available) and 343 Huntington Road ($1,500,000), the period's top sale. Old Post Road also had two transactions, at 487 Old Post Road and 130 Old Post Road, both without recorded prices yet. The remaining eight transactions were each on separate streets: Radiker Road, Old North Road, Kinne Brook Road, Harvey Road, South Worthington Road, West Street, Goss Hill Road and Cudworth Road.

MARKET NOTES Several of the period's recorded documents were not traditional sales. Entries at 487 Old Post Road and 2 Cudworth Road were homestead declarations rather than transfers between a buyer and seller. The entry at 1108 Old North Road was a tax lien filing involving the Worthington town assessors and Hundred Acres Woods Realty Trust. Separate filings at 4 South Worthington Road, 392 West St and 130 Old Post Road were an estate tax affidavit, a scrivener's error affidavit and a disclaimer, respectively, rather than arm's-length sales.

Florence Bank and Mortgage Electronic Registration Systems Inc. each appear multiple times in this period's records. Florence Bank was the seller on 67 Radiker Road and 399 Kinne Brook Road, and the buyer on 568 Huntington Road. MERS was the seller on 44 Goss Hill Road and part of the buyer group on 345 Harvey Road. Two transfers, at 568 Huntington Road and 2 Cudworth Road, involved trusts: the Newcomb Revocable Trust and a trust held by Thomas L. Vacanti. No bed, bath or square-footage data was available for any property in this period's deed records, so no price-per-square-foot comparisons can be made.
