WILLIAMSBURG -- Twelve properties changed hands in Williamsburg between Aug. 21 and Sept. 19, according to deeds recorded at the Hampshire County Registry of Deeds, but a sale price has posted for only four of them so far, a pattern typical of the registry's reporting lag.

MARKET OVERVIEW

The registry recorded 12 property transfers in the four-week period. Of those, four carry a recorded sale price, ranging from $40,000 to $200,000, with a median of $111,268 among the priced sales. The remaining eight transactions show "price not yet available," meaning the consideration amount had not yet posted to the registry at the time this data was pulled; that typically appears within about a week of recording. Twelve recorded transfers in under a month is a notable volume for a town the size of Williamsburg, though with two-thirds of the period's sales still missing price data, a full read on where values are trending will have to wait for the next update.

TOP SALES

121 Petticoat Hill Road sold for $200,000 on Aug. 28. William H. Hooper, individually and as trustee, was the seller; Citizens Bank NA was the buyer.

7 Dresser Hill Road sold for $125,268 on Sept. 9. David Krassler was the seller; the buyers were Freedom Mortgage Corp. and Dart.

53 Chesterfield Road sold for $97,268 on Aug. 25. Meghan Fay Zahniser and Max Zahniser were the sellers; the buyers were Figure Lending LLC and Dart.

125 Goshen Road sold for $40,000 on Sept. 17. Jason Christopher Harder was the seller; Greenfield Savings Bank was the buyer.

No other sales in the period have a recorded price yet.

NEIGHBORHOOD BREAKDOWN

Main Street saw two recorded transfers: 13 Main St. (Greenfield Cooperative Bank to Mary C. Colwell and Charlene S. Elvers) and 183 Main St. (Elizabeth Wroblicka and Chris Duval to a buyer listed as Certificate of Compliance). Both are still awaiting a recorded price. No other street had more than one transaction this period. Among the four sales with a recorded price, all fall under $200,000, with three between $97,268 and $200,000 and one at $40,000. The eight properties without a posted price are spread across Oneil Road, Briar Hill Road, Brier Hill Road, East Street, Cole Road and Hemenway Road, with no additional street-level clustering evident in this data set.

MARKET NOTES

Two of the period's transfers, 24 Oneil Road and 15 Cole Road, list the Town of Williamsburg as buyer, with Rosalyn Driscoll, as trustee, and Molly A. Stebbins as the respective sellers. Neither transaction has a recorded price.

A bank or lending entity appears as either buyer or seller in eight of the 12 transactions recorded this period, including all four sales with a posted price, where the buyer in each case was a bank or mortgage lender: Citizens Bank NA, Freedom Mortgage Corp., Figure Lending LLC and Greenfield Savings Bank. Conversely, four other transactions list a bank as the seller, including Greenfield Cooperative Bank, Florence Bank, a pairing of Shoreham Bank and Home Loan Investment Bank FSB, and Citizens Bank NA, with individual buyers on the other side of each of those deeds. None of these transactions have a posted price yet.

No bed, bath or square-footage data was available from the deed records for any property in this period, so no price-per-square-foot comparisons can be made. All 12 recorded transfers appear to involve residential parcels based on the addresses listed; the deed data does not specify property type.
