WARE -- Hampshire County Registry of Deeds records show 14 property transfers in Ware between Sept. 25 and Oct. 24, with the sole six-figure-plus arm's-length sale on Old Gilbertville Road standing out against a cluster of estate settlements and bank-related transfers.

MARKET OVERVIEW The registry recorded 14 deed transfers in Ware during the period, but only five carried a listed sale price so far, ranging from $50,000 to $510,000, with a median of $155,000 among those five. The remaining nine entries are either still awaiting price data or are non-sale instruments, including estate tax affidavits, a scrivener's affidavit and a declaration of homestead, which do not typically carry a sale price. With only five priced transactions, the raw count of 14 recorded deeds reflects a mix of market activity and administrative filings rather than a clear read on sales volume alone.

TOP SALES 276 Old Gilbertville Rd. sold for $510,000 on Sept. 29, the highest price recorded in the period. The seller was PAH Properties LLC and the buyer was listed as Cristofoli Melissa Lyn Donalds. 20 Yale St. sold for $167,000 on Sept. 28; the seller was Jennifer R. Shilosky and the buyer was Country Bank for Savings. 168 Old Belchertown Rd. sold for $155,000 on Sept. 29; the sellers were Keith C. and Romona L. Russell, and the buyer was North Brookfield Savings Bank. 137 Greenwich Plns Rd. sold for $63,474 on Sept. 29; the seller was Robert E. Shover and the buyer was LoanDepot.com LLC. 58 East St. sold for $50,000 on Sept. 29; the sellers were Ryan Norton and Nicole Prue, and the buyer was Monson Savings Bank.

NEIGHBORHOOD BREAKDOWN Dugan Road had two transfers in the period, at 73 and 75 Dugan Rd., both tied to the David Paul Madigan estate and recorded as estate tax affidavits with no listed buyer other than that filing; prices for both are not yet available. Among the five priced sales, two fell under $100,000 (East Street and Greenwich Plains Road), two fell between $100,000 and $200,000 (Old Belchertown Road and Yale Street), and one exceeded $500,000 (Old Gilbertville Road).
