Only One Of Seven Southampton Property Transfers Shows A Sale Price

The Hampshire County Registry of Deeds recorded 11 documents involving Southampton properties between Sept. 25 and Oct. 24, but four were homestead declarations, not sales, leaving seven actual property transfers.

SOUTHAMPTON -- The Hampshire County Registry of Deeds recorded 11 documents tied to Southampton properties between Sept. 25 and Oct. 24, but only one carried a sale price by the time this report was compiled, and four of the filings were not property sales at all.

MARKET OVERVIEW Of the 11 recorded documents, four were declarations of homestead: filings at 51 Coleman Rd, 11 Manhan Rd, 33 Rattle Hill Rd and 71 Whiteloaf Rd that protect a property from certain creditor claims and do not represent a change in ownership. Those are excluded from the sales count below. That leaves seven actual property transfers recorded during the period. Only one, the Sept. 30 sale of 7 Quigley Rd for $150,000, had a sale price available as of this writing. Prices for the remaining six transfers had not yet reached the registry; that is typical, as consideration amounts often take about a week to post after a deed is recorded. With just one confirmed price, a meaningful price range or median cannot be calculated for the period, and the raw count of seven transfers is not enough on its own to characterize the market as active or quiet.

TOP SALES 7 Quigley Rd sold for $150,000 on Sept. 30. The sellers were Jonathan P. Buell and Marie Buell; the buyers were Vladimir Tverdokhlebov and Elicey Tverdokhlebov. Bed, bath and square-footage figures were not available from the deed record.

The remaining six property transfers recorded in the period have no price yet available: 58 Pleasant St (Maple Street LLC to the Town of Southampton, Oct. 1); 132 Brickyard Rd (US Bank NA to Daniel Grimsley and Jessica Grimsley, Sept. 30); 2 Buchanan Cir (Mortgage Electronic Registration Systems Inc. to Crystal C. Kane and Catherine A. Lacy, Sept. 29); 3 Cheryl Ln (Thomas A. Boido and Lynn J. Boido to Thomas A. Boido and Lynn J. Boido as trustees, Sept. 25); 152 County Rd (Matthew Cole and Alyssa Cole to the Town of Southampton, Sept. 25); and a parcel listed without a street address (the estate of John A. O'Leary, through personal representative Debra B. O'Leary, to Debra B. O'Leary, Sept. 30).

NEIGHBORHOOD BREAKDOWN No street in this period had more than one priced sale, so a street-level price comparison is not possible with the available data. One pattern is visible by transaction type: two of the seven property transfers, 58 Pleasant St and 152 County Rd, went to the Town of Southampton as buyer. Two others, 3 Cheryl Ln and the unaddressed O'Leary parcel, moved property within the same family or into a trust held by the same individuals who were the prior owners.

MARKET NOTES The period's recorded documents show a mix of transaction types rather than a uniform pattern of arm's-length home sales. Two transfers (58 Pleasant St and 152 County Rd) moved private property into municipal ownership. Two others (132 Brickyard Rd and 2 Buchanan Cir) involved a bank or mortgage-registration entity as grantor, with US Bank NA and Mortgage Electronic Registration Systems Inc. listed as sellers. Two more (3 Cheryl Ln and the O'Leary parcel) were trust or estate transfers within the same family, a pattern the data shows without indicating why. Four additional filings were homestead declarations rather than sales. With bed, bath and square-footage figures unavailable from deed records, and only one confirmed price in the period, no price-per-square-foot or property-type pricing comparison can be made this month.
