Single Recorded Price Leaves Westhampton Sales Data Incomplete This Month

WESTHAMPTON -- Only one of the 11 deed transactions recorded in Westhampton over the past month carries a confirmed sale price, leaving most of the period's property transfers without pricing data as of this report.

MARKET OVERVIEW The Hampshire County Registry of Deeds recorded 11 transactions in Westhampton between Sept. 25 and Oct. 24. Of those, eight represent property transfers in which a seller conveyed title to a buyer. The remaining three recordings, two homestead declarations and one utility easement, are not property sales and are noted separately below. Only one of the 11 transactions has a sale price on file: the $200,000 sale of 202 Reservoir Road on Oct. 5. With prices for the other seven property transfers still pending, that single figure currently marks both the low and high end of the recorded range, and no broader median can be calculated. The volume of eight confirmed property transfers over the four-week span is a modest total based on the raw count alone for a town of Westhampton's size.

TOP SALES With only one price currently on record, ranking this month's transfers by sale amount is not yet possible. The lone transaction with a confirmed price: 202 Reservoir Road, which sold for $200,000 on Oct. 5. Seller Alexander Todd conveyed the property to Florence Bank. Bed, bath and square-footage figures were not available in deed records.

Whiting to David J. Johnson and Rachael A. Johnson. 69 Southampton Road, sold Sept. 29, from Florence Bank to Patricia W. Cotton. An unaddressed Westhampton property, sold Sept. 29, from Monson Savings Bank to Daniel Crouss. 12 Chesterfield Road, sold Sept. 28, from TruNorth Bank to Renea M. Anderson and Craig J. Anderson, as trustees.

NEIGHBORHOOD BREAKDOWN Southampton Road saw the most recorded activity of any street, with three filings: the sale at 43 Southampton Road to the town, the sale at 69 Southampton Road from Florence Bank to Cotton, and a homestead declaration filed on the Murphy family's property at 339 Southampton Road, which is not a sale. No other street had more than one recorded transaction. Because only one transfer carries a confirmed price, grouping sales by price tier is not yet possible; the $200,000 Reservoir Road sale is currently the only transaction that can be placed in a specific price range.

MARKET NOTES Five of the eight property transfers, at 202 Reservoir Road, 2 Pine Island Lake, 69 Southampton Road, 12 Chesterfield Road and the unaddressed Westhampton property, involved a bank as either seller or buyer: Florence Bank, Greenfield Savings Bank, Monson Savings Bank and TruNorth Bank. That pattern accounts for the majority of this period's property transfers. Bed, bath and square-footage data were not available for any transaction, so no price-per-square-foot comparisons can be made this period. Three of the 11 total recordings, a homestead declaration at 47 Stage Road, a homestead declaration at 339 Southampton Road and a utility easement at 329 Southampton Road, were not property sales and are included here only for completeness.
