WARE -- Twelve property transfers were recorded in Ware between June 19 and July 18, with recorded sale prices ranging from $25,873 to $302,820 and a median of $165,000, according to Hampshire County Registry of Deeds records. Only seven of the 12 recorded deeds disclosed a sale price.

MARKET OVERVIEW The registry recorded 12 property transfers in Ware during the period, with disclosed prices on seven of them ranging from $25,873 to $302,820. The median sale price among disclosed transactions was $165,000. Five of the 12 deeds carry no listed consideration amount, and several transfers involved banks or mortgage-servicing entities as buyer or seller, which is common in foreclosure-related filings. The raw count of 12 recorded deeds in a one-month span reflects a mix of traditional sales and bank-involved transfers rather than a single, uniform pattern of owner-to-owner sales.

TOP SALES The highest-priced transaction was 193 West St., which sold for $302,820 on June 22. Seller Harris Holdings LLC transferred the property to buyer Anthony Carnevale.

At 54 Chestnut St., Crieg L. Galford and Kathleen A. Galford sold to Monson Savings Bank for $250,000 on June 22.

At 92 Church St., Amanda MacArthur and Patrick M. Hughes sold to Citizens Bank NA for $180,200 on June 22.

At 117 Old Belchertown Rd., Paul R. Labier sold to Country Bank For Savings for $165,000 on June 24.

At 53 Chestnut St., Howard E. Hancock sold to American Neighborhood Mortgage Acceptance Co. LLC and Mortgage Electronic Registration Systems Inc. for $124,550 on June 25.

NEIGHBORHOOD BREAKDOWN Chestnut Street had two recorded sales in the period: 54 Chestnut St. at $250,000 and 53 Chestnut St. at $124,550. No other street had more than one recorded transfer with a disclosed price.

By price tier, one sale exceeded $250,000 (193 West St. at $302,820). Four sales fell between $150,000 and $250,000: 54 Chestnut St. ($250,000), 92 Church St. ($180,200), 117 Old Belchertown Rd. ($165,000) and 16 Greenwich Plains Rd. ($150,000), the last selling from Bryan A. Colapietro to Westfield Bank on June 22. Two sales fell below $150,000: 53 Chestnut St. ($124,550) and 3 Berkshire Cir. ($25,873), the latter transferred from Kaleena Fadden and Christopher Fadden to Urban Development on June 25.

Five properties -- 126 Eagle St., 83 Beaver Lake Rd., 35 Morse Ave., 3 Williston Dr. and 19 Mountain View Dr. -- were recorded with no disclosed sale price.

MARKET NOTES Bank or mortgage-related entities appear as either buyer or seller in at least seven of the 12 recorded deeds. Mortgage Electronic Registration Systems Inc., commonly known as MERS, is named as a party in transfers at 53 Chestnut St., 126 Eagle St., 83 Beaver Lake Rd., 35 Morse Ave. and 3 Williston Dr. Banks including Country Bank For Savings, Monson Savings Bank, Citizens Bank NA and Westfield Bank are listed as buyers in four of the disclosed-price transactions. This concentration of mortgage-servicing entities in the deed record is consistent with foreclosure-related filings, though the data does not specify the legal basis for each transfer.

Two entries in the period are not conventional buyer-seller sales as recorded.
