PLAINFIELD -- A $440,000 sale on South Central Street was by far the highest-priced transaction among eight deeds recorded in Plainfield over the past month, more than seven times the period's median price.
MARKET OVERVIEW Eight deeds were recorded in Plainfield between Aug. 21 and Sept. 19. Five of the eight list a sale price, ranging from $20,000 to $440,000, with a median of $25,000 among those priced transactions. The other three deeds, a homestead declaration, a town-to-individual transfer, and a trust transfer, have no price recorded yet; that information typically appears within about a week of a deed's filing and is not yet available. Eight recorded transactions over a four-week span is a modest volume on raw count alone, consistent with the limited transaction activity typical of a small town like Plainfield.
TOP SALES 234 South Central St sold for $440,000 on Aug. 28. Sellers Matthew Ingellis and Payton Atwell transferred the property to April Joy Littlefield. It was the highest-priced transaction recorded in the period, more than seven times the next-highest sale.
39 Hawley St sold for $60,000 on Sept. 15. Jonathan W. Herbert and Suzanne E. Platanitis sold the property to Ronald and Hilary Weeks.
27 East St sold for $25,000 on Aug. 26. Michelle Dupuis, also recorded as Michelle Helms, transferred the property to Citizens Bank NA.
91 Pleasant St sold for $25,000 on Aug. 26. Daniel J. Shearer and Tabitha M. Shearer transferred the property to Greenfield Savings Bank.
257 South Central St sold for $20,000 on Aug. 31. Erin Dill, also recorded as Erin L. Dill, transferred the property to Florence Bank.
NEIGHBORHOOD BREAKDOWN South Central Street saw three separate transactions in the period, at 257 South Central St ($20,000), 234 South Central St ($440,000) and 288 South Central St (price not yet available), more than any other street in the data set. The remaining five deeds were spread across five different streets: Hawley, Bow, East Main, East and Pleasant. Among the five priced sales, one exceeded $100,000 (234 South Central St), one fell between $25,000 and $100,000 (39 Hawley St), and three were at or below $25,000 (27 East St, 91 Pleasant St and 257 South Central St).
MARKET NOTES Three of the five priced transactions, at 257 South Central St, 27 East St and 91 Pleasant St, list a bank as the buyer: Florence Bank, Citizens Bank NA and Greenfield Savings Bank, respectively. One deed, at 288 South Central St, transferred the property from Erik E. Maurer to a certificate of trust in the same name, consistent with a trust transfer within the same ownership. A separate deed at 278 East Main St recorded the town of Plainfield as seller and Matthew Stowell as buyer; no price has been recorded for that transaction yet. The deed at 44 Bow St was a declaration of homestead filed by Erin Wooldridge rather than a property sale. Bedroom, bathroom and square-footage data were not available in the registry records reviewed for this period.
