BELCHERTOWN -- Nine property transfers were recorded in Belchertown's deed records over the past month, but only one carried a sale price, leaving most of the period's transactions without pricing data as the registry's typical reporting lag plays out.

MARKET OVERVIEW Nine deeds were recorded in Belchertown between Sept. 25 and Oct. 24, 2026. Of those, only one included a sale price: $80,000, recorded Sept. 28. Because a single transaction is the only one with pricing data, that $80,000 figure serves as the low, high and median for the period. The remaining eight entries show "price not yet available," which is typical when consideration amounts have not yet posted to the registry, a process that usually takes about a week. Based on the raw count of nine recorded deeds, the period does not stand out as unusually active or unusually quiet compared with itself; what distinguishes this month is how little pricing data has come through so far.

Decoteau and RJM Carpentry. The deed record did not include a specific street address for this transaction, and no bedroom, bathroom or square-footage figures were available. No other recorded transfer from the period listed a sale price, so no additional top sales can be reported until consideration amounts post to the registry.

NEIGHBORHOOD BREAKDOWN The nine recorded transfers were spread across eight different streets, with no single street accounting for more than one entry with an address: 111 Daniel Shays Highway (Unit 47), 94 Wilson Road, 132 Springfield Road, 31 South Main Street, 67 South Liberty Street, 6 Depot Street, 267 Ware Road and 144 Shea Avenue. One entry, the $80,000 sale, did not include a street address in the deed record. The Ablicki family name appears in two separate entries: the $80,000 sale noted above, and a transfer of 67 South Liberty Street to the town of Belchertown, for which no price is yet available.

MARKET NOTES Several of this month's recorded deeds were not conventional buyer-to-buyer sales. Two entries, at 132 Springfield Road and 6 Depot Street, were recorded as "Declaration of Homestead" filings, a legal protection homeowners file on a property they already own, rather than a transfer to a new buyer. A third, at 144 Shea Avenue, was recorded as a "Modification Agreement" involving seller Jennifer A. Applegate and PennyMac Loan Services LLC, also not a traditional sale. Several other transfers involved mortgage-related entities rather than two private parties: Mortgage Electronic Registration Systems Inc., commonly known as MERS, appears as seller on both 111 Daniel Shays Highway Unit 47 and 31 South Main Street; US Bank Trust NA, as trustee, is listed on both sides of the 94 Wilson Road transfer; and Member Advantage Mortgage LLC is tied to the 267 Ware Road transfer to UMass Five College Federal Credit Union. That pattern points to foreclosure-related or lender-involved activity mixed in among this month's recorded deeds, rather than a straightforward reading of nine arms-length home sales. No bedroom, bathroom or square-footage data was available for any entry this period, so no price-per-square-foot comparisons can be made.
