Just two of 12 Westhampton property records disclosed a sale price

WESTHAMPTON -- Twelve property transactions were recorded at the Hampshire County Registry of Deeds for Westhampton between June 19 and July 18, but only two carried a disclosed sale price, and several of the filings were foreclosure-related or municipal decisions rather than conventional home sales.

MARKET OVERVIEW The registry recorded 12 transactions in the period. Of those, two disclosed a sale price: $50,500 at 253 Northwest Road and $75,000 at 113 Kings Highway, producing a price range of $50,500 to $75,000 and a median of $62,750 based on those two figures. The other 10 records did not include a consideration amount. Because disclosed pricing covers only two of 12 filings, the raw count does not support a conclusion about whether the period was active or quiet in dollar terms; it only indicates that recording activity was a mix of sales, bank-related transfers, a family transfer and two town land-use decisions.

TOP SALES 113 Kings Highway sold for $75,000 on July 15. The sellers were Stacy M. Gillett and Andrew P. Carriveau, and the buyer of record was BankESB. Beds, baths and square footage were not available from the deed record. 253 Northwest Road sold for $50,500 on July 7. The sellers were Bryan and Lisa Sansouci, and the buyers of record were Rocket Mortgage LLC and Mortgage Electronic Registration Systems Inc. Beds, baths and square footage were not available from the deed record. No other transaction in this period disclosed a sale price.

NEIGHBORHOOD BREAKDOWN Kings Highway accounted for three of the 12 records: 113 Kings Highway ($75,000, July 15), 37 Kings Highway (price not disclosed, July 8) and 187 Kings Highway (price not disclosed, July 8), making it the only street with more than one recorded transaction this period. By price tier, the two disclosed sales both fell under $100,000: $50,500 and $75,000. The remaining 10 records had no disclosed price and could not be sorted into a tier.
