Westhampton Home Sale Prices Span $60,000 To $370,000 In Late September Deeds

WESTHAMPTON -- Ten property transactions were recorded in Westhampton over the four weeks ending Oct. 3, but only four carried a sale price by the time the data was pulled, ranging from $60,000 to $370,000.

MARKET OVERVIEW Hampshire County Registry of Deeds recorded 10 transactions involving Westhampton properties between Sept. 4 and Oct. 3. Four of those carried a recorded sale price, ranging from $60,000 to $370,000, with a median of $212,500. The other six had no price yet on file, which typically appears within about a week of recording, or were non-sale instruments described below. Ten recorded transactions over four weeks is a modest volume for a town of Westhampton's size.

TOP SALES 145 Reservoir Road sold for $370,000 on Sept. 15, the period's highest recorded price. The sellers were Daniel R. Crouss and Kathryn S. Crouss; the buyers listed are NFM Lending LLC and Mortgage Electronic Registration Systems Inc.

333 Southampton Road sold for $250,000 on Sept. 15. The sellers were Ryan M. Murphy and Leah Murphy; the buyer was TruNorth Bank.

69 Southampton Road sold for $175,000 on Sept. 22. The sellers were Patricia Wade Cotton and Patricia W. Cotton; the buyer was Florence Bank.

215 Main Road sold for $60,000 on Sept. 15. The seller was Marilyn R. Witherell; the buyer was Freedom Credit Union.

NEIGHBORHOOD BREAKDOWN Southampton Road saw the most activity of any street, with three recorded transactions: priced sales at 69 Southampton Road ($175,000) and 333 Southampton Road ($250,000), plus a utility easement at 329 Southampton Road that did not carry a price. All four transactions with a recorded price fell under $500,000: two below $200,000 (69 Southampton Road and 215 Main Road) and two between $200,000 and $400,000 (333 Southampton Road and 145 Reservoir Road). The remaining six recorded transactions, on Chesterfield Road, Northwest Road, Hathaway Road, Burt Road and Mine Road, were spread across town with no other street-level clustering.

MARKET NOTES Banks or credit unions appeared as grantor or grantee in six of the 10 recorded transactions. TruNorth Bank was the seller at 12 Chesterfield Road and the buyer at 333 Southampton Road. Florence Bank was the seller at 184 Northwest Road and the buyer at 69 Southampton Road. Greenfield Cooperative Bank, PeoplesBank and Freedom Credit Union each appeared once as grantor or grantee. The deed data does not state the reason for these transfers.

Two recorded items were not property sales. The 329 Southampton Road entry was a utility easement, not a transfer of the property itself. The 3 Mine Road entry was a declaration of homestead, a legal filing by George Graham that does not transfer ownership. The 145 Reservoir Road transaction listed NFM Lending LLC and Mortgage Electronic Registration Systems Inc., both lender-side entities, as grantee.
