Both Priced Huntington Sales This Month Involved Foreclosure Transfers, Not Buyers

HUNTINGTON -- Nine deeds recorded at the Hampshire County Registry of Deeds over the past month touched Huntington properties, but only two carried a sale price, and both moved from a homeowner to a lender rather than to a new resident.

MARKET OVERVIEW Of the nine recorded documents, six represent actual transfers of property between parties. The other three are not sales: two are homestead declarations filed by property owners (2 Pleasant St. and 15 Allen Coit Rd.), and one is a mortgage modification agreement (0 Pond Brook Rd.). Those three do not involve a change in ownership.

Among the six property transfers, two carried a recorded sale price: $150,000 and $180,598. That puts the reported median at $165,299. Price data for the other four transfers, at 40 Sampson Rd., 69 Worthington Rd., 93 Pond Brook Rd. and 8 Tucker Rd., has not yet posted to the registry; that typically appears within about a week and is not an indication the parties withheld the figures. With only two of six transfers priced, six actual transfers in a four-week span is a modest volume for a small town the size of Huntington, but the data alone does not show whether that is more or less active than a typical month.

TOP SALES 6 Pine St. sold for $180,598 on Sept. 18, the highest recorded price in the period. Sellers Janet T. Smith and Russell G. Smith transferred the property to Rocket Mortgage LLC and Mortgage Electronic Registration Systems Inc. Bed, bath and square footage figures were not available.

73 County Rd. sold for $150,000 on Sept. 15. Sellers Kurt Mengel and Andrea J. Mengel transferred the property to Polish National Credit Union.

Both of the period's only priced transactions moved from a property owner to a mortgage lender or credit union, consistent with foreclosure-related proceedings rather than a purchase by an incoming resident. Price data for the remaining four property transfers, including a bank-to-buyer transfer at 8 Tucker Rd. and a lender-to-buyer transfer at 69 Worthington Rd., had not been recorded as of this reporting.

NEIGHBORHOOD BREAKDOWN Pond Brook Road accounted for two of the nine recorded documents: 93 Pond Brook Rd., transferred from Daniel and Yevgeniya Gnidenko to the Town of Huntington with no price recorded, and 0 Pond Brook Rd., a mortgage modification agreement rather than a sale.

By price tier, both recorded sale prices fall under $500,000: $150,000 at 73 County Rd. and $180,598 at 6 Pine St. No transfers in this period carried a recorded price above $500,000. The four remaining property transfers, on Sampson Road, Worthington Road and Tucker Road, have no price on file yet and cannot be sorted into a tier.

Of the six actual property transfers, four involved a bank, mortgage servicer or credit union as either the buyer or the seller: the two priced sales at 6 Pine St. and 73 County Rd., plus unpriced transfers at 69 Worthington Rd. and 8 Tucker Rd. That is a notable share of this period's recorded activity tied to foreclosure or lender-owned property rather than owner-to-buyer purchases.
