Williamsburg's priciest recorded sale hits $409,000 as most deed prices lag

WILLIAMSBURG -- Twelve property transfers were recorded in Williamsburg over the past month, but sale prices have posted for fewer than half of them, leaving the clearest price signal of the period a $409,000 transfer on Oneil Road to Florence Bank.

MARKET OVERVIEW

The Hampshire County Registry of Deeds recorded 12 property transfers in Williamsburg between Sept. 4 and Oct. 3. Prices have posted for five of those 12 transactions so far; the rest reflect the registry's typical lag of about a week before sale-price data catches up, not a decision by either party to withhold the figure. Among the five transfers with recorded prices, prices ranged from $40,000 to $409,000, with a median of $125,268. Twelve recorded transfers in a four-week span is a moderate volume for a town of Williamsburg's size, based on the raw count alone.

TOP SALES

24 Oneil Rd sold for $409,000 on Sept. 18, the highest recorded price of the period. The deed lists Rosalyn Driscoll, as trustee, and Lockett A. Wasson as sellers and Florence Bank as the buyer.

18 Nash Hill Rd sold for $310,000 on Sept. 29. William P. Rohan Jr. and Christopher J. Rohan sold the property to Virginia Rohan Hall.

7 Dresser Hill Rd sold for $125,268 on Sept. 9. David Krassler sold the property to Freedom Mortgage Corp. and Dart.

8 Petticoat Hill Rd sold for $68,000 on Sept. 24. Alicia M. Smith sold the property to Spring EQ LLC and Mortgage Electronic Registration Systems Inc.

125 Goshen Rd sold for $40,000 on Sept. 17. Jason Christopher Harder sold the property to Greenfield Savings Bank.

NEIGHBORHOOD BREAKDOWN

Briar Hill Road had two recorded transfers this period: 39 Briar Hill Rd (Sept. 28, price not yet available) and 26 Briar Hill Rd (Sept. 11, price not yet available). Main Street also had two: 13 Main St (Sept. 15, price not yet available) and 183 Main St (Sept. 11, price not yet available). Among the five sales with recorded prices, two fell under $100,000 (Petticoat Hill Road and Goshen Road) and three fell between $100,000 and $410,000 (Dresser Hill Road, Nash Hill Road and Oneil Road). No recorded transfer this period topped $500,000.

MARKET NOTES

Bed, bath and square-footage figures are not available from deed records for this period. Five of the 12 recorded transfers list a bank or lender, Florence Bank, Greenfield Savings Bank, Greenfield Cooperative Bank, Spring EQ LLC or Freedom Mortgage Corp., as either the buyer or the seller, a pattern distinct from a conventional owner-to-owner sale. Two entries in the period are not property sales at all: the 63 Adams Rd deed is a declaration of homestead, and the 183 Main St deed is a certificate of compliance. One transfer, at 26 Briar Hill Rd, moved to a trustee, Carol Conz, rather than to an individual buyer.
