Two Priced Ware Sales Span $316,232 to $440,000 in September

WARE -- Ten property transfers were recorded in Ware over the past month, but only two carried a sale price by the time of this report, leaving most of the period's transactions still awaiting published figures.

MARKET OVERVIEW The Hampshire County Registry of Deeds recorded 10 property transfers in Ware between Sept. 4 and Oct. 3. Of those, two included a sale price: $316,232 and $440,000, a range of $123,768. The midpoint of those two figures is $378,116, but with price data available for only two of the 10 recorded transfers, that number does not represent a full-period median. The remaining eight transfers had not yet had sale prices posted to the registry as of this report; sale prices typically appear in registry records within about a week of recording, so this is a data lag rather than a market signal. Based on the raw count alone, 10 recorded transfers is in line with a typical month for the town, though the scarcity of posted prices limits what can be said about where values are trending.

TOP SALES The priciest recorded transfer was 117 Old Belchertown Rd., which sold for $440,000 on Sept. 8. The seller was listed as Felix Campos, trustee of the Campos Torres Trust; the buyer was Paul R. Labier. The second-priciest was 50 Webster Rd., which sold for $316,232 on Sept. 4. The sellers were Derek J. Witt and Hailee Witt; the buyer was Monson Savings Bank. The remaining eight recorded transfers, covering Greenwich Road, Palmer Road, Coffey Hill Road, Beaver Lake Road, Osborne Road, Maple Avenue, Prospect Street and one filing with no listed address, had no price available and cannot yet be ranked.

NEIGHBORHOOD BREAKDOWN No street had more than one recorded transfer this period, so no geographic clustering emerged. By price tier, both transfers with a recorded price, Old Belchertown Road at $440,000 and Webster Road at $316,232, fall under $500,000. No transfers priced above $500,000 have been recorded so far this period.

MARKET NOTES Not all 10 recorded transfers represent a conventional sale between an owner and a buyer. Three are declarations of homestead rather than property sales: 308 Palmer Rd., 93 Beaver Lake Rd. and 25 Prospect St. One recorded filing is a modification agreement, listing Zachary Ryder and Hailey Paixao with no street address given. One transfer, at 217 Greenwich Rd., moved from Wells Fargo Bank NA and Jeffrey D. Jacobs to Freedom Mortgage Corp. One, at 25 Maple Ave., transferred from trustees John M. Wesolowski and Martin F. Wesolowski to Massachusetts Electric Co. One transfer, at 152 Osborne Rd., moved the property from Robert P. and Deborah M. Lagrant to Paul R. Lagrant and Donna A. Holden, a transfer within the same family. No square footage, bedroom or bathroom counts are available in deed records, so no price-per-square-foot or property-type comparisons can be made for this period.
