Granby's Highest June Sale Reaches $250,000 as Registry Records Fourteen Transfers

GRANBY -- The Hampshire County Registry of Deeds recorded 14 property transfers involving Granby addresses between June 19 and July 18, with disclosed sale prices ranging from $20,000 to $250,000. A majority of the transfers listed a bank or credit union as either the seller or the buyer, a pattern common in deed records tied to mortgage-related transactions.

MARKET OVERVIEW Of the 14 recorded transfers, five included a disclosed sale price, ranging from $20,000 to $250,000 with a median of $120,000. The remaining nine transfers did not disclose a price, which is standard for certain deed types, including bank-related transfers and family or trust transfers. With only five of 14 records reporting a price, the disclosed figures offer a limited window into overall market values for the period; the raw count of 14 recorded transfers reflects one month of registry filings for the town.

TOP SALES The highest-priced transfer was 163 Chicopee St, which sold for $250,000 on June 23. The sellers were listed as Michael J. Imelio and Cathy A. Imelio, and the buyer was KeyBank NA. At 476 E State St, the property sold for $200,000 on June 23; the sellers were John P. Schufreider and Sarah E. Schufreider, and the buyer was Citizens Bank NA. The property at 60 Kendall St sold for $120,000 on June 24, with James D. Rougeau and Debra A. Rougeau as sellers and BankESB as the buyer. At 50 Taylor St, the sale price was $80,000, recorded June 22, with Patrick H. O'Connor and Tracy L. O'Connor as sellers and Citizens Bank NA as the buyer. The lowest disclosed sale was 258 Amherst St at $20,000, recorded June 22, with Christina W. Bowers as seller and UMassFive College Federal Credit Union as buyer. Bed, bath, and square footage figures were not available in the deed records for any of these transfers.

NEIGHBORHOOD BREAKDOWN Two streets had more than one recorded transfer in the period. Chicopee Street saw two transfers: 163 Chicopee St, which sold for $250,000, and 317 Chicopee St, for which no price was disclosed (seller: Polish National Credit Union; buyer: Wayne M. Gaudrault and Wayne Gaudrault). Amherst Street also saw two transfers: 231 Amherst St, a transfer from Mary Lynn Thibodeau and Mary L. Thibodeau to Chad M. O'Rourke as trustee of an irrevocable trust, with no price disclosed, and 258 Amherst St, which sold for $20,000. Two records also list a Pheasant Hill address -- 11 Pheasant Hill and 11 Pheasant Hill Rd -- both recorded June 25 with no price disclosed; one was a transfer from Berkshire Bank to Allan W. Woodrow Jr. and Sandra E. Woodrow, and the other was a declaration of homestead filed by Necati Dagtekin and Bahar Serife Dagtekin. The remaining transfers were spread across individual streets, including New Ludlow Road, Kendall Street, Lyman Street, Taylor Street, Cold Hill Road, and Aldrich Street, with no other street-level clustering in the data.

MARKET NOTES Ten of the 14 recorded transfers listed a bank or credit union as either the grantor or the grantee, including PeoplesBank, Berkshire Bank, BankESB, KeyBank NA, Citizens Bank NA, Polish National Credit Union, UMassFive College Federal Credit Union, and Bank of America NA. This pattern is typical of deed records reflecting mortgage-related transactions. The period's data also included two transfers within the same family: 134 Cold Hill Rd, transferred from James Niedbala and Sharon Niedbala to James Niedbala, and a homestead declaration at 11 Pheasant Hill Rd. One record, listing only "Granby, MA" without a street address, involved the Granby Town Conservation Commission and Anna Chisholm as grantors and an "Order of Conditions" as grantee, which is a regulatory filing rather than a residential property sale. No condominium or multi-family transfers were identified as such in the available data; property type beyond street address was not specified in the deed records.
