GOSHEN -- Of the five deeds recorded for Goshen properties over the past month, only three represent actual property sales. The other two list "Declaration of Homestead" as the buyer, a legal filing that protects a portion of a homeowner's equity rather than a transfer of real estate.

MARKET OVERVIEW

Five deeds were recorded for Goshen properties between Sept. 25 and Oct. 24, according to Hampshire County Registry of Deeds records. Two of those entries name the buyer as "Declaration of Homestead," which is not a sale. That leaves three genuine property transfers for the period. Two of the three carry a recorded sale price, ranging from $100,000 to $249,000, with a median of $174,500. The price for the third sale, 1 Sugar Maple Lane, was not yet available as of this report, which is typical for deed data and usually appears within about a week of recording. With only three actual sales, one still pending a price, the dataset is too small to draw broad conclusions about market direction this period.

The second-highest sale was 15 South Main Street, which sold Oct. 9 for $100,000. The sellers were Steven D. Tourigny and Loretta Wade; the buyer was Citizens Bank N.A.

The third sale was 1 Sugar Maple Lane, which sold Oct. 1. Freedom Credit Union was listed as the seller; April E. Judd and Albert D. Judd were the buyers. A sale price was not yet available for this transaction.

The three sales occurred on three different streets, Lake Drive, South Main Street and Sugar Maple Lane, with no street recording more than one sale this period. By price tier, the two sales with recorded prices both fell under $250,000: the Lake Drive sale at $249,000 and the South Main Street sale at $100,000. No sales above $250,000 were recorded for the period, and the Sugar Maple Lane sale has not yet reported a price.
