Disclosed Hatfield Home Sales Range From $65,000 To $200,000 In Recorded Deeds

HATFIELD -- Fourteen deeds were recorded for Hatfield properties between June 19 and July 18, but only three disclosed a sale price, limiting what the month's filings show about the local market. Half of the disclosed activity centered on North Hatfield Road, where the period's highest-priced sale closed at $200,000.

MARKET OVERVIEW Hampshire County Registry of Deeds records show 14 Hatfield property transfers recorded in the period, but just three of those entries -- about one in five -- included a disclosed sale price. Among the three disclosed sales, prices ranged from $65,000 to $200,000, with a median of $100,000. The raw count of 14 recorded deeds might suggest an active period, but most entries were not conventional owner-to-buyer sales: they included trust transfers, bank transactions, and administrative filings such as a declaration of homestead and an estate tax affidavit. With so few disclosed prices and a mix of transfer types, the data does not support a broader characterization of the sales market as active or quiet.

TOP SALES 123 North Hatfield Road sold for $200,000 on June 29. The sellers were Gregory J. Omasta and Darlene M. Omasta; the buyer was Greenfield Savings Bank.

10 Primrose Path sold for $100,000 on June 29. The sellers were Kerry Flaherty and Robert Flaherty; the buyer was also Greenfield Savings Bank.

71 Chestnut Street sold for $65,000 on July 7. The property transferred from Mary C. Powers and Kyle J. Powers to Mary C. Powers.

No other recorded deeds in the period disclosed a sale price.

NEIGHBORHOOD BREAKDOWN Elm Street had three transfers recorded the same day, June 25: 71, 73 and 75 Elm St. each moved from Joseph N. Peltier individually to Joseph N. Peltier as trustee of a revocable trust, and none disclosed a price. West Street had two entries: 72 West St., part of the same Peltier trust transfers, and 49 West St., which transferred from Climate First Bank to Seng Hing without a disclosed price. North Hatfield Road had two entries -- the $200,000 sale at 123 North Hatfield Road and an undisclosed-price transfer at 129 North Hatfield Road from Granite State Economic Development Corp. and Omasta Landscaping Inc. to USA Small Business. By price tier among the three disclosed sales: one was under $100,000 ($65,000 at Chestnut Street), one was at $100,000 (Primrose Path), and one fell between $100,000 and $500,000 ($200,000 on North Hatfield Road). No disclosed sale exceeded $500,000.

MARKET NOTES Only three of the 14 recorded deeds, or about 21 percent, disclosed a sale price, a pattern consistent with family, trust, and institutional transfers where consideration is not filed with the registry. Four of the 14 entries -- the Elm and West street properties -- were transfers of property from an individual owner to that same individual acting as trustee of a revocable trust, a pattern of estate planning rather than open-market sales; the Townbrief does not speculate on the reason behind them. Two entries named a bank as buyer or seller in what the deed records show as bank-related transactions: Greenfield Savings Bank was the buyer for both the North Hatfield Road and Primrose Path transfers, and Climate First Bank was the seller at 49 West Street. Three entries in the period were administrative filings rather than property sales: an order of taking on an unaddressed Hatfield parcel, a declaration of homestead at 33 Jericho Road, and an affidavit regarding estate tax at 25 Main Street tied to the estate of Chester S. Szawlowski Jr. Bed, bath and square footage figures were not available from deed records for any property in this period.
