Cummington Deed Prices Range Widely From $40,000 to $228,168 in Latest Month

CUMMINGTON -- Fifteen property transfers were recorded at the Hampshire County Registry of Deeds for Cummington between June 19 and July 18, but only four carried a disclosed sale price, ranging from $40,000 to $228,168. The remainder of the period's recorded documents were trust reorganizations, easement and homestead filings, a conservation restriction, and municipal acquisitions rather than conventional market sales.

MARKET OVERVIEW Of the 15 deeds recorded, four disclosed a sale price: $40,000, $89,215, $150,000 and $228,168. The median of those four disclosed prices was $119,607. Taken at face value, a raw count of 15 recorded transfers in four weeks is a high volume for a town Cummington's size, but the pattern behind those filings — trust-to-trust transfers, easements, homestead declarations, a conservation restriction and two municipal takings — means the number of genuine open-market sales was smaller than 15. With price data available for barely a quarter of recorded transfers, the period's overall market direction is difficult to characterize from the deed record alone.

TOP SALES 8 Luther Shaw Road sold for $228,168 on July 14, the month's highest disclosed price. Brandon Nevins was the seller; the buyers were Imperium Lending LLC and Mortgage Electronic Registration Systems Inc.

609 Berkshire Trail sold for $150,000 on June 22. Sellers were Deborah Waldinger and James Timothy Thompson; the buyers were American Neighborhood Mortgage Acceptance Co LLC and Mortgage Electronic Registration Systems Inc.

19 Beechwood Road sold for $89,215 on July 15. Sellers Corey Delisle and Verna M. Ridel transferred the property to the town of Chesterfield.

77 Shaw Road sold for $40,000 on July 17. Maureen A. Lavigne was the seller; Florence Bank was the buyer.

NEIGHBORHOOD BREAKDOWN Two streets saw more than one recorded transfer. Stage Road had two filings: 200 Stage Road (no price disclosed, Bankesb to David R. and Jodee D. Simard, July 16) and 141 Stage Road (no price disclosed, Georgia Metz to the town of Cummington, June 23). Fairground(s) Road also had two filings on the same day, July 2: 60 Fairgrounds Road (Peter J. Tessier Tr. to a homestead declaration) and 60 Fairground Road (Peter J. and Betty L. Tessier to Peter J. Tessier Tr. and Betty L. Tessier Tr.), which together appear to reflect the same property moving into a family trust. By price tier, all four disclosed sales fell under $250,000, with no disclosed transfers above that mark during the period.

MARKET NOTES Of the 15 recorded transfers, 11 did not disclose a sale price, consistent with the deed record's general pattern of price non-disclosure. Several transfers were not conventional sales: 47 Main Street and 11 Packard Road moved property from an individual or trust to a related trust bearing the same family names; 110 Powell Road, 20 Porter Hill Road, 216 Bryant Road and 60 Fairgrounds Road were recorded as easement or homestead-declaration filings rather than sales to a new owner; 75 Mount Road was recorded as a conservation restriction; and two properties — 141 Stage Road and 19 Beechwood Road — were acquired by municipalities (Cummington and neighboring Chesterfield, respectively). Three of the four disclosed-price sales listed a mortgage lender or loan-servicing entity as buyer: Florence Bank (77 Shaw Road), Imperium Lending LLC and Mortgage Electronic Registration Systems Inc. (8 Luther Shaw Road), and American Neighborhood Mortgage Acceptance Co LLC and Mortgage Electronic Registration Systems Inc. (609 Berkshire Trail). A fourth transfer, 8 Brown Avenue, listed Mortgage Electronic Registration Systems Inc. as seller, with Timothy Schuler as buyer, though no price was disclosed for that transaction. No bedroom, bathroom or square-footage data was available in the deed records for any property in this period.
