Chesterfield Home Prices Range From $170,000 To $193,000 In October Sales

CHESTERFIELD -- Thirteen property transfers were recorded in Chesterfield between Sept. 25 and Oct. 24, but only two carried a sale price in the registry's records so far, leaving most of the month's market activity without a dollar figure attached.

MARKET OVERVIEW The Hampshire County Registry of Deeds recorded 13 transfers for Chesterfield properties during the period. Of those, two carried a recorded sale price: $170,000 and $193,000, producing a price range of $170,000 to $193,000 and a median of $181,500 based on those two sales. The remaining 11 transactions show no price yet, which is typical for deed data and usually reflects a lag of about a week before consideration amounts post, not a withheld figure. Taken on raw count alone, 13 recorded deeds in a single month is a notable volume for a town of Chesterfield's size, suggesting an active period for transfers even though price data remains incomplete.

TOP SALES 54 Bray Rd. sold for $193,000 on Oct. 20. The sellers were Trisha J. Curran and Susan S. Marker; the buyers were Kirk Stephens and Douglas B. Stephens. 205 Sugar Hill Rd. sold for $170,000 on Oct. 22. The seller was Jean Fernandez; the buyer was Shane Tripp. No other transactions in the period carry a recorded sale price. The remaining 11 deeds, including transfers at 92 South St., 110 Cummington Rd., 82 Willcutt Rd., 0 Main Rd., 27 Stage Rd., 174 East St., 49 Cummington Rd., 67 Fuller Rd., 9 South St., 135 Main Rd. and an address listed only as Chesterfield, MA, show price not yet available.

NEIGHBORHOOD BREAKDOWN South Street had two transfers: 92 South St., sold to the town of Chesterfield, and 9 South St., a transfer from the Thomas Winslow Keenan and Alan Joyce Keenan trusts to Thomas Winslow Keenan and Alan Joyce Keenan individually. Cummington Road also had two transfers: 110 Cummington Rd., within the Gorski family, and 49 Cummington Rd., sold by Florence Bank to Gregory E. Monette and Kristen M. Hanley. Main Road had two transfers as well: 0 Main Rd., from John A. Shaw to the Shaw family trusts, and 135 Main Rd., listed with a buyer recorded as "Declaration of Homestead." The two priced sales, at Bray Road and Sugar Hill Road, fall in the $170,000 to $193,000 tier. All other properties, at Willcutt Road, Stage Road, East Street and Fuller Road, have no price recorded.

MARKET NOTES Several deeds in the period involved financial institutions as a party to the transfer: TruNorth Bank sold 82 Willcutt Rd. to Sally L. and Geoffrey C. Crowther; Mortgage Electronic Registration Systems Inc. transferred 27 Stage Rd. to Paul D. and Chantel M. Cronin; Florence Bank sold both 174 East St. and 49 Cummington Rd.; and Greenfield Savings Bank was recorded as the buyer of 67 Fuller Rd. from Kathryn Von Schoeler. None of these five transactions carry a recorded price. Separately, at least four transfers in the period moved property within the same family or between individuals and a related trust, at 0 Main Rd., 9 South St., 110 Cummington Rd. and the Hallenbeck trust transfer with no listed street address.
