Chesterfield Deed Filings Show Just One Clear Conventional Sale in June-July Period

CHESTERFIELD -- Twelve deed recordings were filed in Chesterfield between June 12 and July 11, 2026, but the bulk of those entries represent legal instruments -- homestead declarations, lis pendens notices, judgments and estate documents -- rather than conventional property sales, leaving only three transactions with disclosed consideration amounts.

MARKET OVERVIEW Of 12 recorded documents in the period, three carried a disclosed sale price, producing a price range of $25,000 to $175,000 and a median of $75,000. Because nine of the 12 entries either omitted a price or recorded a legal instrument rather than an arms-length conveyance, the dataset does not support broad conclusions about market volume or pricing trends in Chesterfield for this period.

TOP SALES The highest-priced transaction in the period was 316 Main Rd, which sold June 12 for $175,000; the deed lists Group LLC as seller and Richard J. Magdis as buyer. That transaction represents the only entry in the dataset that bears the hallmarks of a conventional arms-length sale between a commercial entity and an individual buyer.

At 67 Stage Rd, a deed recorded June 24 lists a consideration of $75,000 with Florence Bank as grantee and Eric W. Liimatainen III and Jessica L. Liimatainen as grantors; the bank as buyer signals a mortgage-related conveyance rather than a standard sale. At 8 Antin Rd, a deed recorded July 6 lists $25,000 with Greenfield Savings Bank as grantee and Deborah Ginger DuBois as grantor, a pattern consistent with foreclosure activity.

NEIGHBORHOOD BREAKDOWN Two addresses on Old Chesterfield Rd appear in the dataset: 92 Old Chesterfield Rd, recorded July 9, and 221 Old Chesterfield Rd, recorded June 25. Both carry no disclosed price, and the buyer entries on each are listed as "Declaration of Homestead," indicating a homestead protection filing rather than a property transfer. Sugar Hill Rd also appears twice: 211 Sugar Hill Rd, recorded June 29, lists the buyer entry as "Acknowledgment to Transfer of Real Property," a legal instrument; 49 Sugar Hill Rd, recorded June 18, lists the buyer as "Memorandum of Lis Pendens," a notice of pending litigation. No other street in the dataset has more than one entry.

MARKET NOTES Seven of the 12 recorded documents list a legal instrument or document category as the grantee rather than a named individual or entity: Declaration of Homestead (two entries), Affidavit Regarding Estate Tax, Agricultural or Horticultural Land Tax Lien, Acknowledgment to Transfer of Real Property, Judgment, and Memorandum of Lis Pendens. These are administrative or legal recordings at the Registry of Deeds and do not represent property sales. Two additional entries involve a financial institution as grantee -- Florence Bank and Greenfield Savings Bank -- at prices of $75,000 and $25,000 respectively, both consistent with non-arms-length bank conveyances. One entry lists JPMorgan Chase Bank NA as grantor selling to Timothy J. and Charlotte M. Dugan at 43 Munson Rd with no disclosed price, a pattern common in bank-owned property sales. Taken together, only the 316 Main Rd transfer at $175,000 presents as a clear conventional sale in this period.
