CHESTERFIELD -- Twelve deed recordings were filed in Chesterfield between June 12 and July 11, 2026, but the bulk of those entries represent legal instruments -- homestead declarations, lis pendens notices, judgments and estate documents -- rather than conventional property sales, leaving only three transactions with disclosed consideration amounts.

MARKET OVERVIEW Of 12 recorded documents in the period, three carried a disclosed sale price, producing a price range of $25,000 to $175,000 and a median of $75,000. Because nine of the 12 entries either omitted a price or recorded a legal instrument rather than an arms-length conveyance, the dataset does not support broad conclusions about market volume or pricing trends in Chesterfield for this period.

TOP SALES The highest-priced transaction in the period was 316 Main Rd, which sold June 12 for $175,000; the deed lists Group LLC as seller and Richard J. Magdis as buyer. That transaction represents the only entry in the dataset that bears the hallmarks of a conventional arms-length sale between a commercial entity and an individual buyer.

At 67 Stage Rd, a deed recorded June 24 lists a consideration of $75,000 with Florence Bank as grantee and Eric W. Liimatainen III and Jessica L.
