Belchertown Home Sale Prices Span $50,000 To $520,000 In Late-June Deeds

BELCHERTOWN -- Fourteen property deeds were recorded in Belchertown between June 19 and July 18, 2026, but only five listed a sale price, leaving most of the period's transactions without a public dollar figure. Among the disclosed sales, prices ranged from $50,000 to $520,000, with a median of $300,000.

MARKET OVERVIEW

Hampshire County Registry of Deeds records show 14 Belchertown property transfers recorded during the period. Five of those 14 disclosed a consideration amount, ranging from $50,000 to $520,000 with a median of $300,000 among the disclosed group. The other nine deeds -- which include trust transfers, a municipal acquisition, bank-related filings and other recordings -- did not list a sale price. Because fewer than half of the recorded deeds disclosed pricing, the 14-transaction count alone does not provide a full picture of market activity for the period.

TOP SALES

The highest-priced recorded transaction was 145 Rockrimmon Rd, which sold for $520,000 on June 24. Sellers Kevin M. Weiss and Kathy E. Weiss transferred the property to Janet M. Engelson and Eric J. Engelson, as trustees.

At 34 Doe Hollow, Eric A. Johnson and Amanda L. Johnson transferred the property to UMassFive College Federal Credit Union for $356,300, recorded June 25.

A condominium unit at 111 Daniel Shays Highway, Unit 44, within Summer Hill Estates, sold for $300,000 on June 23. Seller Kathleen M. O'Connor transferred the unit to Mutual of Omaha Mortgage Inc. and MERS.

At 134 Boardman Rd, seller Barbara A. Burgos transferred the property to Polish National Credit Union for $130,000, recorded June 24.

The lowest disclosed sale was 17 Country Ln, which transferred for $50,000 on June 22. Sellers Nancy M. Murphy and David A. Murphy transferred the property to UMassFive College Federal Credit Union.

NEIGHBORHOOD BREAKDOWN

Doe Hollow saw two recorded transfers on the same day, June 25: 34 Doe Hollow, which sold for $356,300, and 45 Doe Hollow, where sellers Dana L. Mercure and Jennifer L. Mercure are listed with no disclosed price.

Boardman also had two recordings on June 24 under different street designations: 134 Boardman Rd sold for $130,000, while 134 Boardman St changed hands from Sunnova TE Management II LLC to Angel Burgos and Angel Burgos Jr. with no price disclosed.

Among the five disclosed-price sales, one exceeded $500,000 (Rockrimmon Road), three fell in the $130,000-to-$400,000 range (Doe Hollow, Daniel Shays Highway and Boardman Road), and one was under $100,000 (Country Lane).

The disclosed-price group included one condominium unit (111 Daniel Shays Highway, Unit 44); deed records do not specify property type for the remaining transactions.

Three of the five disclosed-price sales list a credit union or mortgage company as the buyer of record: UMassFive College Federal Credit Union appears twice (34 Doe Hollow and 17 Country Ln), and Mutual of Omaha Mortgage Inc./MERS appears once (111 Daniel Shays Highway). Polish National Credit Union is listed as buyer at 134 Boardman Rd. Deed data does not indicate the reason for these transfers.

One recorded transfer, at 260 North Liberty St, lists Eric J. Engelson and Janet M. Engelson as trustees on both the seller and buyer side, indicating a transfer within the same trust.

One property, 32 Warren Wright St, transferred from seller Leonard Yakir to the Town of Belchertown, with no price disclosed.

Two recordings in the dataset list a document type rather than a receiving party in the buyer field: 4 Eagle Heights lists "Affidavit Concerning Foreclosure Protections," and 479 South St lists "Modification Agreement." Both are included here as they appear in the registry data for the period.
