Williamsburg Sale Prices Range From $68,000 To $576,500 In September

WILLIAMSBURG -- Eleven property transfers were recorded in Williamsburg between Sept. 18 and Oct. 17, but sale prices were available for fewer than half, leaving a partial picture of the month's market activity.

MARKET OVERVIEW

Eleven sales were recorded during the period. Of those, five carried a recorded sale price, ranging from $68,000 to $576,500, with a median of $329,000 among the priced transactions. The remaining six sales show "price not yet available," which typically means the consideration amount has not yet reached the registry, not that a price was withheld. With only five priced sales to compare, the raw count of 11 transfers is a modest but not unusual volume for a small town like Williamsburg.

TOP SALES

The month's highest-priced transaction was 6 Nash Hill Rd, which sold for $576,500 on Sept. 30. Nathan J. Brown and Kelly Brown sold the property to Tobias Nitschke and Gretchen Roberts. Bed, bath and square-footage figures were not available in the deed record.

24 Oneil Rd sold for $409,000 on Sept. 18. Rosalyn Driscoll, as trustee, and Lockett A. Wasson transferred the property to Florence Bank.

7 Depot Rd sold for $329,000 on Sept. 30. Raven Burrell and Amie Christine Burrell sold the property to Moriah Morris and Brianna Miller.

18 Nash Hill Rd sold for $310,000 on Sept. 29. William P. Rohan Jr. and Christopher J. Rohan transferred the property to Virginia Rohan Hall.

8 Petticoat Hill Rd sold for $68,000 on Sept. 24. Alicia M. Smith transferred the property to Spring EQ LLC and Mortgage Electronic Registration Systems Inc.

NEIGHBORHOOD BREAKDOWN

Nash Hill Road accounted for two of the month's sales: 6 Nash Hill Rd at $576,500 and 18 Nash Hill Rd at $310,000, the two ends of the priced range this period. The remaining priced sales were spread across individual streets: 24 Oneil Rd, 7 Depot Rd and 8 Petticoat Hill Rd. By price tier among the five sales with recorded figures, four fell under $500,000 (Depot Rd, Nash Hill Rd at 18, Oneil Rd and Petticoat Hill Rd) and one exceeded $500,000 (Nash Hill Rd at 6). The six sales without recorded prices were distributed across North Street, Goshen Road, Briar Hill Road, Adams Road, Old Goshen Road and one entry listing no street address.
