Southampton's $7.8 Million College Highway Deed Tops September Transfers

SOUTHAMPTON -- Hampshire County Registry of Deeds records for Southampton show 16 property transfers recorded between Sept. 4 and Oct. 3, led by a $7,826,400 transaction on College Highway. Only three of the 16 recorded transfers carried a sale price as of this report; the rest show "price not yet available," which typically means the figure has not yet reached the registry's data feed.

MARKET OVERVIEW Of the 16 recorded transfers, three carry a sale price so far, ranging from $239,600 to $7,826,400, with a median of $350,000 among those three. The raw count of 16 recorded instruments is the only volume measure available from this dataset; it includes bank, estate and administrative filings alongside sales, so it should not be read as 16 ordinary home sales.

TOP SALES The highest-value transaction was 134 College Highway, which sold for $7,826,400 on Sept. 4. Southampton Longhill LLC was the seller and Greenfield Savings Bank the buyer. At 91 Moose Brook Road, the property sold for $350,000 on Sept. 9; Viktor Gorobinskiy was the seller and Greenfield Cooperative Bank the buyer. At 30 Valley Road, the property sold for $239,600 on Sept. 10; Shelley M. Daughdrill and Mark Daughdrill were the sellers and TruNorth Bank the buyer. These are the only three transactions in the period with a recorded price; no other sales in the dataset can be ranked by price at this time.

NEIGHBORHOOD BREAKDOWN College Highway accounted for four of the 16 recorded transfers in the period: 264 College Highway (Unit 2), 228 College Highway, and two separate entries at 134 College Highway, making it the most frequently recorded street in this period. Moose Brook Road also appears twice, both recorded Sept. 9: one at 91 Moose Brook Road, sold for $350,000, and a second at 91 Moosebrook Road involving the same seller name and the town of Southampton as grantee. Beyond those clusters, recorded addresses are spread across individual streets including Belanger Road, Pleasant Street, Line Street, Birchwood Drive, Wyben Road, Parc Plaza, County Road and Fryer Road, each appearing once.

MARKET NOTES Of the 16 recorded transfers, several are not conventional buyer-seller sales. Three list a bank as the grantee: Greenfield Savings Bank (134 College Highway), Greenfield Cooperative Bank (91 Moose Brook Road) and TruNorth Bank, which appears as both grantee (30 Valley Road) and grantor (228 College Highway and 2 Birchwood Drive). Three transfers, at 258 County Road, 4 Fryer Road and an unspecified Southampton address, are listed as "Affidavit Regarding Estate Tax" filings from the estate of Jennifer L. Haskins, with Tyler M. LaFleur as personal representative on each. Two entries are declarations of homestead rather than sales (264 College Highway Unit 2 and 58 Pleasant Street), and one, at 6 Parc Plaza, is a certificate of change of managing board for a condominium association rather than a property sale.
