PLAINFIELD -- Ten deeds were recorded at the Hampshire County Registry of Deeds for Plainfield properties between Sept. 25 and Oct. 24, but only two carried a sale price by the time records were compiled, leaving most of the period's market activity still to be reflected in registry data.

MARKET OVERVIEW

Of the 10 deeds recorded in the period, two show a recorded sale price: $100,000 and $444,000, producing a reported median of $272,000 based on those two transactions. The remaining eight show price not yet available, which typically means the figure has not yet reached the registry rather than any withholding by the parties involved. With eight of 10 prices still pending, the raw count of 10 recorded deeds is the only clear volume signal for the period; it is not possible to characterize the month as active or quiet without comparable prior-month figures.

TOP SALES

182 Grant St. sold for $444,000, recorded Oct. 23. The seller was listed as Ruth Debrot and the buyer as Guild Mortgage Co. LLC.

167 West Hill Road sold for $100,000, recorded Oct. 20. The seller was listed as Cheryl A. Sharpe and the buyer as Freedom Credit Union.

The remaining eight recorded transactions, at 80 River Rd., 248 South Central St., 334 South Central St., 24 South Union St., 37 West Hill Road, 296 Main St. and 234 South Central St., show price not yet available, so they cannot be ranked among top sales at this time.

NEIGHBORHOOD BREAKDOWN

South Central Street had the most recorded activity, with documents tied to three separate addresses: 248 South Central St., 334 South Central St. and 234 South Central St. The 334 South Central St. address appears twice in the registry data, reflecting two separate filings, an estate tax affidavit and a certificate releasing a Massachusetts estate tax lien, tied to the same seller, Peter H. Bumpus.

West Hill Road had two recorded transactions, at 167 West Hill Road and 37 West Hill Road. Grant Street, River Road, South Union Street and Main Street each had a single recorded deed.

By price tier, both of the two sales with recorded figures fall under $500,000: the $100,000 West Hill Road transaction and the $444,000 Grant Street transaction. No priced sales above $500,000 were recorded in this period.

MARKET NOTES

Four of the 10 recorded documents did not represent property sales between a buyer and seller. The deeds for 24 South Union St. and 296 Main St. list "Declaration of Homestead" as the grantee, a legal filing that protects a homeowner's equity rather than a transfer of ownership. The two filings tied to 334 South Central St. list "Affidavit Regarding Estate Tax" and "Certificate Releasing Massachusetts Estate Tax Lien" as grantees, both administrative estate filings rather than sales.

Among the six entries that do reflect a transfer of property, three list a bank or credit union as the buyer: Guild Mortgage Co. LLC at 182 Grant St., Freedom Credit Union at 167 West Hill Road, and Greenfield Savings Bank at 80 River Rd. Two others list a bank or credit union as the seller, with individual buyers on the other side: TruNorth Bank sold 248 South Central St. to William L. and Paula C. Bundy, and Freedom Credit Union sold 234 South Central St. to Matthew Ingellis and Payton Atwell.

One transfer, at 37 West Hill Road, moved from an estate's personal representative, Deborah Slaven, to individual buyers including Deborah Slaven and Lori Reese Deyo, consistent with a transfer within the same family following the death of Susan C. Donoghue.

No bedroom, bathroom or square footage data was available for any property in this period, as that information is not part of standard deed records.
