Plainfield Municipal Acquisitions and Low Disclosure Rates Obscure June-July Market Picture
PLAINFIELD -- The town of Plainfield dominated local deed activity from mid-June through mid-July, recording eight property acquisitions on a single day as municipal transfers accounted for more than half of the 16 deeds filed with the Hampshire County Registry of Deeds during the period.
MARKET OVERVIEW
Sixteen deeds were recorded in Plainfield between June 12 and July 11, 2026, but the private real estate market was largely opaque: only two of the 16 transfers carried a disclosed sale price. Among those two disclosed transactions, prices ranged from $33,305 to $119,500, with a median of $76,402. The period's total volume overstates conventional market activity, as a significant share of the instruments involved municipal buyers, non-arm's-length transfers, or legal filings that are not traditional property sales.
TOP SALES
With sale prices disclosed in just two transactions, the top sale of the period was the conveyance of 54 East Main St. on June 26 for $119,500. Brian M. Fay and Charlene M. Negron sold the property to Nancy L. Rosazza and Roque Sanchez, the period's only conventional private sale at a disclosed price. The second disclosed transaction involved 4 Vining St., which sold June 26 for $33,305. Sheilah A. Barry conveyed that parcel to the town of Chesterfield, a cross-municipal acquisition in which a neighboring community purchased property within Plainfield's borders.
NEIGHBORHOOD BREAKDOWN
East Main Street appears twice in the dataset, representing two distinct transaction types: 54 East Main St. changed hands in a private sale for $119,500, while 278 East Main St. was among the parcels acquired by the town of Plainfield on July 9 at a price not disclosed. River Road also contributed two entries, both among the July 9 municipal acquisitions: 184 River Rd. and a parcel recorded as 0 River Rd. were conveyed to the town at undisclosed prices.
