Plainfield Home Prices Range From $60,000 To $108,325 In July Sales

PLAINFIELD -- Six property transactions were recorded in Plainfield between July 10 and Aug. 8, but a sale price was disclosed for only two of them: $60,000 and $108,325, according to Hampshire County Registry of Deeds records.

MARKET OVERVIEW The registry recorded six transfers during the period. Of those, two included a disclosed consideration amount, ranging from $60,000 to $108,325, with a median of $84,162 based on those two figures. The remaining four transfers, two-thirds of the period's recorded activity, did not list a sale price. Because disclosed pricing covers only a third of the recorded transactions, the raw count of six transfers does not by itself indicate whether the period was active or quiet; no broader conclusion about market pace can be drawn from this data alone.

TOP SALES 59 North St. sold for $108,325 on July 27. Valerie J. Podolak was the seller; the buyers were listed as the Massachusetts Community Development Block Grant Program and the town of Chesterfield. Bed, bath and square-footage figures were not available in the deed record.

87 South St. sold for $60,000 on July 15. The sellers were Beverly J. Prentice, as personal representative, and the estate of Gregor Boyd Prentice. The buyer was listed as Christopher Mesmer, trustee, and the South Street Nominee Trust.

The remaining four recorded transfers in the period, at 58 River Rd., an unaddressed Plainfield parcel, 0 East Main St. and 6 Upper Liberty St., did not include a disclosed sale price.

NEIGHBORHOOD BREAKDOWN No two recorded transfers shared a street name during this period, so no street-level cluster emerged. By price tier, both transfers with a disclosed amount fell under $500,000: the $108,325 sale on North Street and the $60,000 sale on South Street.
