Only two of 13 Hadley deeds this period carried a disclosed sale price

HADLEY -- The Hampshire County Registry of Deeds recorded 13 property transfers in Hadley between Aug. 7 and Sept. 5, but only two carried a disclosed sale price, limiting what the data can show about the town's broader price trends this period.

MARKET OVERVIEW Thirteen deeds were recorded in Hadley during the four-week period. Of those, two included a disclosed sale price: $198,000 and $250,000, for a median of $224,000. The other 11 transactions were recorded without a consideration amount, which is common for deed records involving trusts, family transfers and bank-related filings. Based on the raw count alone, 13 recorded deeds over four weeks reflects steady, routine deed-recording activity in Hadley, without enough disclosed pricing data to characterize the broader market as active or quiet.

TOP SALES 196 Rocky Hill Rd sold for $250,000 on Aug. 19. The sellers were Charlotte E. Crompton and Charlotte E. Tabakin; the buyer was listed as Mortgage Electronic Registration Systems Inc. (MERS). 51 Huntington Rd sold for $198,000 on Aug. 17. The sellers were Ken A. Lopez and Kenneth A. Lopez; the buyer was Rocket Mortgage LLC, with Mortgage Electronic Registration Systems Inc. also named. No other transactions in the period included a disclosed sale price. Among the remaining 11, notable transfers included 21 Lawrence Plain Rd, from Florence Bank to Edward J. and Debra J. Weigel on Aug. 19; 32 Knightly Rd, from Greenfield Savings Bank to Joseph John and Michelle Lee Boisvert on Aug. 7; and 56 Stockbridge Rd, from Bank of America NA to Richard J. and Marilyn A. Perry on Aug. 7. None of these three included a disclosed price.

NEIGHBORHOOD BREAKDOWN No street in the dataset had more than one recorded transfer, so no street-level clustering emerged this period. By price tier, the two disclosed sales, at $198,000 and $250,000, both fall under $500,000; no transactions with disclosed prices exceeded that threshold.
