Northampton Home Sale Prices Hold Near $310,000 in Late September Deeds

NORTHAMPTON -- Only three of the 12 property deeds recorded in Northampton between Sept. 25 and Sept. 28 carried a sale price, with a single-family home on Westwood Terrace fetching the period's top recorded price of $325,000.

MARKET OVERVIEW The Hampshire County Registry of Deeds recorded 12 transfers in Northampton during the dates represented in this report, Sept. 25 and Sept. 28, within the broader Sept. 25 to Oct. 24 reporting period. Of those 12, three carried a sale price, ranging from $302,640 to $325,000, with a median of $312,000. The other nine entries, including trust transfers, homestead declarations and a municipal transfer, had no price listed, which typically reflects a reporting lag at the registry rather than withheld information. With price data available for just a quarter of the recorded deeds, the raw count of 12 transfers offers limited insight into overall market pace this period.

30 Village Hill Road, Unit 304, at the Columns at Rockwell Place, sold for $312,000 on Sept. 25. The seller was John C. Soper; the buyer was Erin Joy Seibert.

A second deed tied to the same Village Hill Road unit was recorded the same day at $302,640, listing William Raveis Mortgage LLC and Mortgage Electronic Registration Systems Inc. as buyer. That entry reflects a mortgage recording on Seibert's newly purchased unit rather than a separate resale.

NEIGHBORHOOD BREAKDOWN Village Hill Road: Three deeds involve 30 Village Hill Road, Unit 304, including the $312,000 sale to Seibert, the related $302,640 mortgage recording, and a separate homestead declaration filed at the same address.

Florence Street: Two entries appear, a homestead declaration at 1 Florence Street, Unit 2, filed by Jozen and Sophie Argetsinger, and a transfer of 1 Florence Street from Gail F. Fries to the city of Northampton, with price not yet available.

Under $500,000: 28 Westwood Terrace, at $325,000, was the only entry with a confirmed price outside the Village Hill Road cluster.

Price not yet available: 395 Bridge Rd, 233 Emerson Way, 721 Park Hill Rd, 8 Hockanum Rd Unit 4, and 65 South St Unit 6 each lack recorded sale prices so far.

MARKET NOTES Condominium units, at Village Hill Road, South Street, Florence Street and Hockanum Road, outnumbered single-family entries, at Westwood Terrace, Emerson Way, Park Hill Road and Bridge Road, in this batch of deeds.

Several transfers do not reflect open-market sales. Two were trust-to-trust transfers within existing ownership, at 65 South St Unit 6 and 233 Emerson Way. Three were homestead declarations, at 721 Park Hill Rd, 30 Village Hill Rd and 1 Florence St Unit 2. One was a transfer to the city of Northampton, at 1 Florence St. Two involved credit unions or mortgage companies as buyer or seller, at 395 Bridge Rd, 8 Hockanum Rd Unit 4, and the Village Hill Road mortgage recording.

No bedroom, bathroom or square-footage figures were available in the deed records, so price-per-square-foot comparisons could not be made for this period.
