Northampton August Home Sales Show Narrow Price Band Near $660,000 Median

NORTHAMPTON -- Ten property transfers were recorded in Hampshire County Registry of Deeds records for Northampton between Aug. 7 and Sept. 5, with disclosed sale prices ranging from $500,000 to $740,000 and a median of $660,000 among the four transactions that reported a price.

MARKET OVERVIEW Of the 10 recorded deeds, only four included a disclosed consideration amount: $500,000, $650,000, $670,000 and $740,000, producing a median of $660,000. The remaining six transfers, which included three homestead declarations and a municipal acquisition, did not report a sale price. Because sale prices were disclosed in fewer than half of the period's recorded transactions, the raw count of 10 transfers does not by itself indicate whether the period was more or less active than a typical month; the available data includes no prior-month figures for comparison.

TOP SALES The highest-priced transaction was 11 Plymouth Ave., which sold for $740,000 on Aug. 7. The sellers were Catherine West Lowry and Rebecca M. Martin, both listed as trustees; the buyers were Jeremy Salwen and Diana Renee Valverde Paniagua. 35 Rust Ave. sold for $670,000 on Aug. 10. Sellers Pamela T. Macewan and Fritha A. Pengelly conveyed the property to buyers Sarah Vaughan Smith and Jose Antonio Molina Jr. A Northampton property listed in the deed record without a street address sold for $650,000 on Aug. 7. Sellers Richard D. Farrick and Roberta Lee Cesarek, both trustees, conveyed it to King Street Market LLC. 90 King St. sold for $500,000 on Aug. 7. The seller was King Street Market LLC and the buyer was Greenfield Savings Bank. Bedroom, bathroom and square-footage figures were not available in the deed records for any of these transactions.

NEIGHBORHOOD BREAKDOWN King Street had two recorded transactions on Aug. 7 involving the same entity: King Street Market LLC purchased an unaddressed Northampton property for $650,000 and, the same day, sold 90 King St. to Greenfield Savings Bank for $500,000. No other street name appeared more than once among the 10 recorded deeds. All four disclosed sale prices fell within a single band, $500,000 to $740,000; none of the priced transactions came in below $500,000 or above $1 million, so the period's disclosed sales do not break out into multiple price tiers.

MARKET NOTES Three of the 10 recorded deeds were declarations of homestead rather than transfers to a new owner: 8 Hancock St., 267 Locust St. Unit 2B and 30 Birch Hill Rd. Two deeds recorded the city of Northampton as buyer, at 41 North Main St. and 48 Hickory Dr., both conveyed by sellers acting as trustees. One transfer, 67 Milton St., listed Mortgage Electronic Registration Systems Inc. and Residential Mortgage Services Inc. as sellers, indicating a lender-related conveyance rather than an owner-to-owner sale. Sellers acting as trustees of family or individual trusts appeared in deeds for 8 Hancock St., 11 Plymouth Ave., the unaddressed King Street-area property, 48 Hickory Dr. and 267 Locust St. Unit 2B. No square-footage data was available in any record, so price-per-square-foot comparisons could not be calculated. Overall, less than half of the period's recorded deeds represented a disclosed-price, arm's-length sale between unrelated parties.
