Just Three of 16 Granby Property Transfers Disclose a Sale Price

GRANBY -- The Hampshire County Registry of Deeds recorded 16 property transfers in Granby between June 26 and July 25, but only three included a disclosed sale price, leaving most of the month's market activity without a public dollar figure.

MARKET OVERVIEW Of the 16 recorded transfers, three carried a disclosed consideration amount, ranging from $40,000 to $268,800. The median sale price among those three disclosed transactions was $44,000. The overall count of 16 recorded deeds suggests a period of active deed activity in town, though the scarcity of disclosed pricing -- just 3 of 16 -- limits how much can be said about actual market values this month.

TOP SALES The highest-priced disclosed transaction was 55 Pleasant St., Crescent Valley Unit 9, which sold for $268,800 on June 29. Seller Mary Lou Cichon transferred the unit to buyers Joseph Ripka and Michelle M. Regish.

The second-highest disclosed sale was 20 Pinebrook Cir., which sold for $44,000 on June 29. Seller Justin P. Beaupre transferred the property to Massmutual Federal Credit Union.

The third disclosed sale was 414 E. State St., which sold for $40,000 on July 1. Sellers Robert and Cindy Lepage transferred the property to Umassfive College Federal Credit Union.

The remaining 13 recorded transfers this period did not include a disclosed sale price.

NEIGHBORHOOD BREAKDOWN Chicopee Street saw the most recorded activity of any street, with three separate transfers: 317 Chicopee St. (Monson Savings Bank to Wayne and Angel Gaudrault, July 1), 249 Chicopee St. (Cherie Tetrault and Shawn Sullivan to Tesla Inc., June 26) and 231 Chicopee St. (PeoplesBank to Richard T. and Christine Ryan, June 26). None of the three disclosed a sale price.

Forge Pond Road recorded two transfers: 47 Forge Pond Rd., in which Anthony and Antonio Conchinha transferred the property to themselves, and 51 Forge Pond Rd., in which Aleksandra Ponomareva and Granby Town Conservation were named as sellers in a transfer to "Order of Conditions," a conservation-related filing rather than a traditional sale.

Pinebrook Circle also recorded two transfers: 20 Pinebrook Cir. ($44,000, disclosed) and 16 Pinebrook Cir., in which Mortgage Electronic Registration Systems Inc. and Rocket Mortgage LLC transferred the property to Thomas and Jessica Guerard without a disclosed price.

Among the three disclosed sales, one falls under $500,000 combined range for the two lower-priced transactions ($40,000 and $44,000), while the Pleasant Street condominium unit at $268,800 falls into a middle tier relative to the other two.

MARKET NOTES Deed records show a mix of transaction types beyond traditional buyer-seller sales. Two transfers -- 101 Carver St. and 47 Forge Pond Rd. -- list the same parties as both grantor and seller, consistent with a family or trust-related transfer rather than an open-market sale. The Granby town government appears as buyer in two transactions: 73 Granby Heights (from Cynthia A. Santiago) and 9 Crescent Valley (from Mary Lou Cichon), neither with a disclosed price.

Financial institutions appear as either grantor or grantee in several records, including Umassfive College Federal Credit Union (as both buyer at 414 E. State St. and seller at 124 New Ludlow Rd.), Monson Savings Bank, Luso Federal Credit Union, PeoplesBank, and Mortgage Electronic Registration Systems Inc./Rocket Mortgage LLC. None of these institutional transactions disclosed a sale price.

Two records fall outside typical residential sales: 7 Lyman St., where seller Kirt Senser's transfer is tied to a "Declaration of Homestead" filing, and 51 Forge Pond Rd., tied to an "Order of Conditions" filing. Both are procedural filings rather than open-market transactions. Additionally, 6 Wood Ave. records Sunrun Inc. as seller to Joshua Moynahan, and 249 Chicopee St. records Tesla Inc. as buyer, patterns consistent with solar-related equipment or installation filings rather than standard home sales.

With price data disclosed on less than a fifth of recorded transfers, and several entries reflecting institutional, municipal, or intra-family transfers rather than open-market sales, this period's deed activity offers limited insight into prevailing home values in Granby.
