Hadley Sale Prices Range From $50,000 to $570,000 in Latest Deed Filings

HADLEY -- Twelve deeds recorded at the Hampshire County Registry of Deeds between July 24 and Aug. 22 show a top sale of $570,000 on West Street, though sale prices were disclosed in fewer than half of the recorded transactions.

MARKET OVERVIEW

The registry recorded 12 transactions in the period, with a disclosed sale price on five of them. Among those five, prices ranged from $50,000 to $570,000, with a median of $175,000. The remaining seven deeds, including two transfers from Hampshire College to the Town of Hadley and several homestead and release filings, did not carry a listed consideration amount. With pricing disclosed on fewer than half the recorded deeds, the raw count of 12 transactions is not by itself a reliable gauge of how active the local market was during the period.

TOP SALES

115 West St. sold for $570,000 on July 31, the period's highest recorded price. Seller Catherine F. Vanasse, with Ryan Boisselle acting as attorney in fact, conveyed the property to West LLC.

45 Comins Rd. sold for $430,000 on July 29. Sellers Carolyn A. Blajda and Frank R. Blajda, as trustees, conveyed the property to Silver Ceiling LLC.

56 Stockbridge St. sold for $175,000 on July 30. Sellers Richard J. Perry and Marilyn A. Perry conveyed the property to Bank of America NA.

12 Breckenridge Rd. sold for $175,000 on July 29. Seller Sira T. Berte conveyed the property to Harvard Federal Credit Union.

84 Mount Warner Rd. sold for $50,000 on July 29. Sellers Jenna R. Izer and Aaron R. Goff conveyed the property to Mortgage Electronic Registration Systems Inc.

NEIGHBORHOOD BREAKDOWN

No street had more than one recorded sale with a disclosed price in this period. Grouped by price tier among the five disclosed sales, one fell in the $500,000-to-$1 million range: 115 West St. at $570,000. The other four fell under $500,000, ranging from $50,000 to $430,000. Deeds without a disclosed price were recorded on Kozera Avenue, East Street, North Maple Street, Middle Street, Hadley Place and Bay Road, but those transactions cannot be placed into a price tier.

Of the five sales with disclosed prices, three, at 56 Stockbridge St., 12 Breckenridge Rd. and 84 Mount Warner Rd., list a bank or lending entity as the buyer rather than an individual: Bank of America NA, Harvard Federal Credit Union and Mortgage Electronic Registration Systems Inc., respectively. Hampshire College conveyed property to the Town of Hadley in two separate deeds recorded the same day, Aug. 3, one specifying 285 Bay Rd. and one without a listed street address. Two of the 12 recorded deeds, at 1 Kozera Ave. and 128 East St., list "Declaration of Homestead" as the buyer, and one, at 106 Middle St., lists "Release of Option to Purchase," indicating those filings are homestead or release documents rather than conventional property sales.
