Granby June Deeds Show $192,500-to-$450,000 Range on Three Disclosed Sales

GRANBY -- Nine deed transfers were recorded in Granby between June 12 and July 11, 2026, but sale prices were available in only three of those transactions, with the remainder of the period defined by lender-owned property sales, a utility company acquisition, and atypical legal recordings that limit a full reading of residential market conditions.

MARKET OVERVIEW

Nine deeds were recorded in Granby during the reporting period. Of those, three carried disclosed consideration amounts, ranging from $192,500 to $450,000 with a median of $380,000. The other six transactions were recorded without stated prices, a common characteristic of lender-owned property transfers, certain legal filings, and utility or institutional acquisitions. With fewer than half of the period's deeds carrying price data, the figures above represent only a partial snapshot of activity and should not be read as a complete measure of what Granby homes are trading for. Nine recorded deeds is a modest volume for a 30-day period, though the mix of transaction types — standard residential sales, bank-sold properties, and non-residential conveyances — adds complexity beyond the raw count.

TOP SALES

The highest disclosed sale price in the period was $450,000, recorded June 15 for the property at 39 North St. Scott Matthew Dufour was listed as seller; Navy Federal Credit Union was recorded as buyer.

The second-highest disclosed price was $380,000 for 102 South St., recorded June 12. Richard J. Gaj Jr. and Amy Lee Gaj were the sellers, with Polish National Credit Union listed as the buyer. As with the North Street transaction, the presence of a credit union as the recorded grantee may reflect a mortgage instrument rather than an outright conveyance; the deed data alone does not resolve the distinction.

The sole remaining disclosed-price sale was 81 South St., which recorded at $192,500 on June 12. Doreen A. Beard was the seller; Robert R. Chauvin was the buyer. This transaction, with individual names on both sides and no institutional involvement, represents the clearest example of a standard residential transfer in the period.

NEIGHBORHOOD BREAKDOWN

South Street was the only street in the period to record more than one transaction, with two deeds filed on the same day, June 12. The $192,500 sale at No. 81 and the $380,000 sale at No. 102 produce a nearly $188,000 spread between adjacent-numbered properties on a single street. Among the three priced sales, one fell below $250,000 and two exceeded $350,000; no transactions appeared in the $250,000-to-$350,000 band during the period. The six remaining undisclosed-price transfers were spread across six separate streets — Chicopee, Amherst, Cold Hill Road, Taylor, East, and Kendall — one deed each, with no geographic clustering.

MARKET NOTES

Several transfers in the period warrant contextual flagging. Three deeds list banks or credit unions as sellers: Navy Federal Credit Union conveyed 75 Cold Hill Rd. to Daniel J. Corliss; PeoplesBank transferred 52 Taylor St. to George A. and Linda Randall; Florence Bank conveyed 60 Kendall St. to James A. and Barbara M. Rougeau. All three were recorded without disclosed consideration. Institutional sellers of this type are frequently associated with lender-owned, or REO, property dispositions.

The transfer at 288 Amherst St. lists Massachusetts Electric Co. as the buyer from David and Maureen Graffum, recorded without a stated price. Utility company acquisitions in deed records commonly reflect easements or right-of-way purchases rather than residential transactions.

The recording at 317 Chicopee St. lists "Declaration of Homestead" as the grantee, with Jennifer Drown as seller. In Massachusetts, a Declaration of Homestead is a statutory protection filing — not a change in ownership — and its appearance in deed-record data can reflect a recording system artifact rather than a property transfer.

The entry at 232 East St. lists Judith A. Swimm and a party identified as "Elsewhere" as sellers, with no buyer recorded in the data provided. This entry is incomplete as received.
