Disclosed Prices in Granby Deed Filings Reflect Mortgages, Not Sale Values

GRANBY -- Sixteen deeds were recorded in Granby between July 3 and Aug. 1, but the Hampshire County Registry of Deeds data shows most were not conventional home sales. Only five filings disclosed a dollar figure, and all five list a bank or credit union as the grantee, meaning the figures reflect mortgage or refinancing amounts, not sale prices paid by a new owner.

MARKET OVERVIEW Sixteen deeds were recorded during the period. Among the five with disclosed dollar amounts, figures ranged from $25,000 to $150,000, with a median of $140,000. Because all five of those disclosed amounts involve financial institutions as grantee, they cannot be read as home sale prices. Separately, three deeds recorded actual property transfers to individual buyers, but none of those disclosed a price. Raw filing volume of 16 for the four-week period is a moderate count, but with just three true ownership transfers and zero disclosed sale prices among them, the data does not support a read on whether the sales market itself was active or quiet.

TOP SALES The five deeds with disclosed dollar amounts, in descending order:

8 Smith Ave. $148,613. Michael E. and Christine C. Bourbeau recorded a mortgage with Mortgage Electronic Registration Systems Inc. (MERS), dated July 10.

125 South St. $140,000. Anthony Muse recorded a mortgage with PeoplesBank, dated July 8.

40 Granby Heights, Unit 40, $50,000. James D. and Margery A. Audette recorded a mortgage with UMassFive College Federal Credit Union, dated July 13. This is the only unit-numbered, condominium-style property in the dataset.

50 Taylor St. $25,000. Patrick H. and Tracy L. O'Connor recorded a mortgage with MERS, dated July 3.

None of these five filings represents a buyer purchasing a home from a seller; each lists an individual homeowner as grantor and a lending institution as grantee, consistent with a mortgage or refinance recording rather than a sale.

NEIGHBORHOOD BREAKDOWN Taylor Street had two recorded filings: the $25,000 mortgage at 50 Taylor St. and a declaration of homestead at 54 Taylor St. involving Sheheryar Asif and Hira Sheheryar. Forge Pond Road also had two filings, both utility easements granted to Massachusetts Electric Co. and Verizon New England Inc. one at 55 Forge Pond Rd. from Beverly H. Witter and Anthony Conchinha, and one at 47 Forge Pond Rd. from Beverly H. Witter and Beverly H. Rivet. No other street had more than one recorded filing in this period.

MARKET NOTES The dataset is dominated by non-sale recorded instruments. Of the 16 filings, five were mortgages to banks or credit unions (detailed above); three were transfers within the same family or estate, 152 Harris St. (Barry estate to Dianne M. Barry, via an affidavit regarding estate tax), 390 Batchelor St. (Steven L. Gouger Sr. and Susan M. Gouger to Susan M. Gouger), and an unaddressed Granby parcel (Matthew A. and Natalie E. Hill to Matthew A. Hill); two were utility easements on Forge Pond Road; one was a subordination agreement at 31 Amherst St.; and one was a declaration of homestead at 54 Taylor St.

Three filings recorded genuine transfers of property to new individual owners, each from a bank, credit union or loan servicer as grantor: 65 Kendall St. (Mortgage Electronic Registration Systems Inc. and TD Bank NA to James H. and Deborah A.
