Disclosed Prices in Granby Deed Filings Reflect Mortgages, Not Sale Values
GRANBY -- Sixteen deeds were recorded in Granby between July 3 and Aug. 1, but the Hampshire County Registry of Deeds data shows most were not conventional home sales. Only five filings disclosed a dollar figure, and all five list a bank or credit union as the grantee, meaning the figures reflect mortgage or refinancing amounts, not sale prices paid by a new owner.
MARKET OVERVIEW Sixteen deeds were recorded during the period. Among the five with disclosed dollar amounts, figures ranged from $25,000 to $150,000, with a median of $140,000. Because all five of those disclosed amounts involve financial institutions as grantee, they cannot be read as home sale prices. Separately, three deeds recorded actual property transfers to individual buyers, but none of those disclosed a price. Raw filing volume of 16 for the four-week period is a moderate count, but with just three true ownership transfers and zero disclosed sale prices among them, the data does not support a read on whether the sales market itself was active or quiet.

50 Taylor St. $25,000. Patrick H. and Tracy L. O'Connor recorded a mortgage with MERS, dated July 3.
