Disclosed Hadley Home Sale Prices Span $60,000 to $1.13 Million in July

HADLEY -- Hadley recorded 17 property transfers with the Hampshire County Registry of Deeds between July 3 and Aug. 1, ranging from a $1.13 million single-property sale on Crystal Lane to multiple town acquisitions and estate transfers where no price was disclosed.

MARKET OVERVIEW Of the 17 recorded deeds, only four carried a disclosed sale price, ranging from $60,000 to $1,130,000. The median price among those four disclosed sales was $325,867. The raw count of 17 transactions suggests active recording activity at the registry for the month, but the mix included town acquisitions, estate-related filings and exemption certificates alongside conventional sales, meaning the volume of typical arm's-length home sales was smaller than the total figure alone would indicate.

TOP SALES The month's highest-priced transaction was 12 Crystal Lane, which sold for $1,130,000 on July 7. The sellers were John D. Castoldi and Laurin N. Castoldi; the buyers were Luqi Li and Junsi Yang.

64 North Maple Street sold for $551,735 on July 9. The seller was North Maple Street LLC; the buyer was Dynamo Capital LLC. A separate deed recorded the same day for a property listed at 64 North Maple Street (recorded as "64 N Maple St") transferred from Ronald R. Nester and Linda Daniel Nester to the Town of Hadley; that transaction did not disclose a price.

118 East Street sold for $100,000 on July 3. The seller was Elaine M. Tudryn; the buyer was UMassFive College Federal Credit Union.

4 Joelle Terrace sold for $60,000 on July 10. The sellers were Rebecca L. Crockett Banach and Rebecca Crockett Banach; the buyer was Florence Bank.

NEIGHBORHOOD BREAKDOWN River Drive saw two transfers on July 7 and July 10: 27 River Drive transferred from Mortgage Electronic Registration Systems Inc. and Residential Mortgage Services Inc. to Colin R. Szawlowski, while 156 River Drive transferred from Michelle L. Boisvert and Joseph J. Boisvert to the Town of Hadley. Neither disclosed a price.

Greenleaves Drive also saw two transfers, both recorded July 7: 30 Greenleaves Drive and 34 Greenleaves Drive each transferred from Windfield (or Windfield LLC) and PEF University Woodland Crossing GP LLC, with the recorded buyer listed as "Certificate of Exemption" in both cases. No price was disclosed for either.

The remaining transfers were spread across single streets: Knightly Road, West Street, East Commons Drive, Maple Avenue, Stockbridge Street, Hockanum Road, Shattuck Road and a Hadley address without a listed street. Among the four sales with disclosed prices, one fell under $500,000 (118 East Street and 4 Joelle Terrace) and one exceeded $500,000 (64 North Maple Street), with the Crystal Lane sale the only one over $1 million.

MARKET NOTES Three of the month's transfers went to the Town of Hadley as buyer: 156 River Drive, 32 Knightly Road and 64 North Maple Street. None disclosed a sale price.

Two transfers, both on Greenleaves Drive, were recorded with "Certificate of Exemption" as the buyer of record rather than a named individual or entity. Two other transfers -- 20 Stockbridge Street and 198 Hockanum Road -- were recorded with "Affidavit Regarding Estate Tax" as the buyer of record; both involved sellers with the same surname as a listed estate (Mokrzecki and Ritter, respectively), consistent with within-family estate transfers.

Among the four sales with disclosed prices, two involved a financial institution as the buyer: 118 East Street to UMassFive College Federal Credit Union and 4 Joelle Terrace to Florence Bank. A 14 East Commons Drive transfer, price not disclosed, also moved from Wells Fargo Bank NA to a trust (Michael P. Sarsynski Jr. River Drive Trust). One additional entry, at an unlisted Hadley address, transferred from TD Bank NA to Johnnys Diner LLC; no price was disclosed and the deed does not identify it as a residential property.
