Cummington Property Prices Range $150K to $207K With Only Two Disclosed Sales

CUMMINGTON -- Deed activity recorded in Cummington between mid-June and mid-July 2026 was dominated by trust transfers, institutional filings, and administrative instruments, with only two of 12 recorded transactions carrying disclosed sale prices.

MARKET OVERVIEW

Twelve deeds were filed with the Hampshire County Registry of Deeds for Cummington properties from June 12 through July 11, 2026. Of those, only two carried disclosed consideration amounts, making it difficult to characterize market conditions with confidence. The two disclosed prices — $150,000 and $206,977 — produce a price range of $150,000 to $206,977 and a midpoint of approximately $178,489. With just two data points, that figure has limited analytical weight and should not be read as representative of broader Cummington market values. The remaining 10 recorded instruments carried no stated consideration.

TOP SALES

The highest recorded sale price for the period was $206,977, paid by Lawrence M. Tiberio and Maria P. Goncalves for the property at 50 Potash Hill Rd.; the seller of record was RISE LLC, and the deed was recorded June 12. The deed recorded June 22 at 609 Berkshire Trail listed a consideration of $150,000, with Deborah Waldinger and James Timothy Thompson named as grantors and American Neighborhood Mortgage Acceptance Co. LLC and Mortgage Electronic Registration Systems Inc. listed as grantees — a configuration that reflects a purchase-and-mortgage recording rather than a standalone sale between individual parties.

NEIGHBORHOOD BREAKDOWN

Powell Rd. generated two separate filings during the period. At 212 Powell Rd., Navy Federal Credit Union conveyed the property to Maxwell Radford Riley III and Leah Riley on June 15; price was not disclosed. At 110 Powell Rd., an easement agreement was recorded July 8 with Jacob R. Jordan Investment Trust named as grantor; no consideration was stated and no grantee entity is identified in the deed data. Fairgrounds Rd. also produced two filings, both at the same address — listed as 60 Fairgrounds Rd. and 60 Fairground Rd. — on the same date, July 2: one instrument was a homestead declaration recorded by the owner, and the other reflected a conveyance from Peter J. Tessier and Betty L. Tessier to their respective trusts. The remaining transactions were spread individually across Bryant Rd., Brown Ave., Stage Rd., Packard Rd., Mount Rd., Potash Hill Rd., and one entry recorded with no street address in the dataset.

MARKET NOTES

The majority of the 12 recorded instruments during this period were not standard arms-length market sales. Three involved conveyances to family trusts: an undisclosed-address parcel was transferred to the Owen Family Trust by John C. and Linda M. Owen, recorded June 18; 11 Packard Rd. was conveyed by Tedric F. Eiseman to a trust with Emily R. Cohen and Eiseman co-serving as trustees, recorded June 25; and 60 Fairground Rd. recorded the Tessier intra-family trust conveyance described above.

Two entries reflected mortgage-related institutional activity: 8 Brown Ave. was conveyed from Mortgage Electronic Registration Systems Inc. to Timothy Schuler on July 6, a pattern common in mortgage assignment transfers; and the grantees at 609 Berkshire Trail included a mortgage acceptance company alongside the stated consideration amount.

One deed recorded a municipal acquisition: 141 Stage Rd. was conveyed to the Town of Cummington by Georgia Metz on June 23, price not disclosed. A conservation restriction was recorded at 75 Mount Rd. on June 26, with Lauren E. Bullis and Teresa Bullis as grantors; no grantee entity is named in the deed data provided. Two additional filings — at 216 Bryant Rd., where Dylan G. Kenseth is listed as grantor, and at 60 Fairgrounds Rd. — were homestead declarations recorded by the respective property owners rather than conveyances of title.

With the large share of institutional, administrative, and intra-family instruments among this period's filings, the two disclosed prices offer only a narrow and incomplete window into conventional Cummington market values.
