Southampton Planning Board Opens Hearings on Two Hampton Bays Mixed-Use Projects, Votes 6-0 to Close Both

Planning Board · Meeting of July 9, 2026

Southampton Planning Board opens hearings on two Hampton Bays mixed-use proposals, closes both with comment periods. The board voted 6-0 at its July 9 meeting to close public hearings on the Heatherwood at Hampton Bays site plan, a mixed-use project at 166 West Montauk Highway proposing 11,266 square feet of ground-floor retail, nine upper-floor apartments, and 15 three-bedroom townhomes, and on the Aria T LLC application for 29,096 square feet of medical office and warehouse space at 292 West Montauk Highway. Hampton Bays Civic Association President Eileen McPhailin told the board the project offers "nothing positive for us," citing traffic, density, and burial-ground concerns.

Board members pressed Heatherwood VP of Planning and Development Sean Sally on a still-unresolved second access point, warning that a single entry on Lamb Light Circle is inadequate for a development of this size, and asked that the applicant contact neighboring property owners and schedule a presentation with the Civic Association. Ten-day written comment periods are now open on both applications.
