Only Two of Ten Hadley Property Sales Disclose Price in August

HADLEY -- Ten property transfers were recorded in Hadley from July 31 through Aug. 5, but only two of them, 20 percent, listed a sale price, leaving most of the period's activity undocumented in dollar terms.

MARKET OVERVIEW Ten transactions were recorded in Hadley during the period. Of those, two disclosed a sale price: $375,000 and $570,000, giving a range of $375,000 to $570,000 and a median of $472,500. Because eight of the 10 recorded deeds did not include a consideration amount, that price range and median describe only the two disclosed sales, not the full set of 10 recorded transfers. Taken purely as a count, 10 recorded transfers over roughly five weeks is not an unusual volume, but the limited price disclosure means no broader conclusion about market strength or softness can be drawn from this data alone.

TOP SALES 115 West St. sold for $570,000 on July 31. The deed lists Catherine F. Vanasse as seller, with Ryan Boisselle acting as attorney in fact, and West LLC as buyer. 294 River Dr. sold for $375,000 on Aug. 3. The sellers are listed as Eugene J. Hoynoski and Steven Hoynoski; the buyer is Greenfield Savings Bank. No other recorded transfer in the period disclosed a sale price. The remaining eight, at 130 West St., 112 Bay Rd., 285 Bay Rd., 287 Bay Rd., 300 Bay Rd., an unaddressed Hadley parcel, 7 Frost Ln. and 1 Kozera Ave., are recorded as price not disclosed.

NEIGHBORHOOD BREAKDOWN Bay Road accounted for four of the period's 10 recorded transfers: 285 Bay Rd., 287 Bay Rd., 300 Bay Rd. and one additional Hadley parcel with no listed street number, all conveyed from Hampshire College to the town of Hadley on Aug. 3. None disclosed a price. West Street had two recorded transfers: 115 West St., which sold for $570,000, and 130 West St., for which no price was disclosed. The remaining transfers, at 112 Bay Rd., 294 River Dr., 7 Frost Ln. and 1 Kozera Ave., were each the only recorded transaction on their respective streets during the period. By price tier, only two transactions fall into a known tier: one between $300,000 and $500,000 (294 River Dr.) and one between $500,000 and $600,000 (115 West St.). The remaining eight cannot be assigned a tier because no price was disclosed.

MARKET NOTES Four of the 10 recorded deeds, all on Bay Road, transferred property from Hampshire College to the town of Hadley on the same day, Aug. 3. That is a pattern of institutional-to-municipal transfers rather than typical residential resale activity, and none of the four included a disclosed price. Three recorded transfers involved a lending institution as a party. Greenfield Savings Bank is listed as buyer at 294 River Dr. Florence Bank is listed as seller at 112 Bay Rd., with Dechen Pema as buyer. Mortgage Electronic Registration Systems Inc. is listed as seller at 7 Frost Ln., with John P. Connor and Kathryn L. Connor as buyers. One recorded entry, at 1 Kozera Ave., is a declaration of homestead filed by Lauren Wenner and Jacob Wenner rather than a conveyance to a new owner; it does not represent a change in property ownership.
