Only Two of 15 Plainfield Deed Transfers Disclosed a Sale Price This Month

PLAINFIELD -- Fifteen property deeds were recorded for Plainfield addresses between June 19 and July 18, according to Hampshire County Registry of Deeds records, but only two of those transactions disclosed a sale price. Nine of the 15 transferred property to the Town of Plainfield itself, all recorded on July 9.

MARKET OVERVIEW The registry recorded 15 deed transfers affecting Plainfield properties during the period, a raw count that would ordinarily suggest an active month. But only two of the 15 listed a disclosed sale price, ranging from $33,305 to $119,500, with a median of $76,402 based on those two transactions alone. Because 13 of the 15 recorded transfers carried no price, and nine of those went to the town rather than a private buyer, the available price data offers a limited picture of conventional buyer-to-seller market activity this period.

TOP SALES Only two recorded transfers disclosed a sale price. The higher of the two was 54 East Main St, which sold for $119,500 on June 26. The sellers were Brian M. Fay and Charlene M. Negron; the buyers were Nancy L. Rosazza and Roque Sanchez. The other disclosed sale was 4 Vining St, which transferred for $33,305 on June 26. The seller was Sheilah A. Barry; the buyer was the Town of Chesterfield, a neighboring municipality. The remaining 13 transfers recorded in the period -- including transfers to the Town of Plainfield, a bank-to-buyer transfer on Maple Street, a family transfer on Windsor Avenue, a family-to-family transfer on Bow Street, and a utility easement assignment on North Union Street -- did not disclose a sale price.

NEIGHBORHOOD BREAKDOWN East Main Street had two recorded transfers: 278 East Main St, conveyed to the Town of Plainfield with no price disclosed, and 54 East Main St, which sold for $119,500. River Road also had two recorded transfers, 184 River Rd and 0 River Rd, both conveyed to the Town of Plainfield with no price disclosed. Nine properties spread across town -- 13 North St, 107 Grant St, an unaddressed Plainfield parcel, 134 West Hill Rd, 278 East Main St, 780 West Main St, 184 River Rd, 0 River Rd and 56 South Central St -- were all transferred to the Town of Plainfield on July 9, none with a disclosed price. Of the two transfers with disclosed prices, one falls under $50,000 (4 Vining St, $33,305) and one falls between $50,000 and $150,000 (54 East Main St, $119,500).

MARKET NOTES Nine of the 15 transfers recorded in the period conveyed property to the Town of Plainfield, all dated July 9 and all without a disclosed price -- the single largest pattern in the month's deed activity. The sellers in those nine transfers included individual owners, estates (Barry Alice Est, Dyer Lena Est) and married couples. Separately, 10 Maple St transferred from Citizens Bank NA and RBS Citizens NA to Robert E. and Susan B. Mellstrom, a bank-to-buyer transfer. The 66 North Union St record is an assignment of easement between Massachusetts Electric Co. and NSTAR Electric Co. rather than a property sale. The 4 Vining St transfer went to the Town of Chesterfield rather than a private buyer. No bedroom, bathroom or square-footage data is available from deed records for any of the 15 transfers.
