Northampton July Sales Span $65,000 To $835,400 With Median At $192,500

NORTHAMPTON -- Twelve property transfers were recorded in Northampton between July 24 and Aug. 22, with disclosed sale prices ranging from $65,000 to $835,400 and a median of $192,500 among the six deeds that listed a price.

MARKET OVERVIEW Twelve deeds were recorded in the period, though only six included a disclosed consideration amount, which is common in Hampshire County Registry of Deeds filings. Among those six, prices ranged from $65,000 for a property at 560 Elm St. to $835,400 for a home at 38 Round Hill Rd. The median sale price was $192,500. Half of the disclosed sales came in below $200,000, while the top sale nearly doubled the second-highest disclosed price; the raw count of 12 recorded transfers, on its own, does not indicate whether activity was higher or lower than typical for the town.

TOP SALES The period's highest-priced transaction was 38 Round Hill Rd., which sold for $835,400 on July 27. The sellers were Nicolas P. Gross and Janet S. Gross; the buyer was listed as Philip W. Elmer, trustee of the Elmer Investment Trust.

The second-highest disclosed sale was 35 New South St., Old School Commons, Unit 402, which sold for $434,400 on July 27. Sellers Heather E. Woods and Michelle A. Gillett transferred the unit to Guaranteed Rate Inc., with Mortgage Electronic Registration Systems Inc. also named on the deed.

At 38 Allison St., a property sold for $200,000 on July 27. The seller was listed as Eileen M. Travis, trustee of the Eileen M. Travis Trust; the buyer was TD Bank NA.

A unit at 10 Laurel Park, Homeowners at Laurel Park, sold for $185,000 on July 27. The seller was Jill E. Taglia; the buyers were listed as HMA Mortgage and Mortgage Electronic Registration Systems Inc.

At 22 Lincoln Ave., a property sold for $100,000 on July 27. The seller was Marian Jane Geller; the buyer was TD Bank NA.

NEIGHBORHOOD BREAKDOWN New South Street had three separate deed filings in the period: the $434,400 sale of Old School Commons Unit 402, a transfer of 35 New South St. itself from Denise G. Orenstein to the city of Northampton with no price disclosed, and a homestead declaration filed on the same Unit 402 by sellers Woods and Gillett. Laurel Park, Homeowners at Laurel Park, also recorded two separate unit transfers: the $185,000 sale of Unit 10 and an undisclosed-price transfer of Unit 55 from Shulamit L. Kleinerman to Linda L.B. Kleinerman and Shivani Kleinerman.

By price tier among the six disclosed sales, four fell under $250,000: 560 Elm St. at $65,000, 22 Lincoln Ave. at $100,000, 10 Laurel Park at $185,000 and 38 Allison St. at $200,000.
