Plainfield Home Sales Show Wide Price Spread Between Two Disclosed Deeds

PLAINFIELD -- Two-thirds of the property transfers recorded in Plainfield over the past month sent land to the Town of Plainfield itself, and none of those transactions disclosed a sale price, according to deeds filed with the Hampshire County Registry of Deeds between June 26 and July 25.

MARKET OVERVIEW The registry recorded 15 property transfers in Plainfield during the period. Only two included a disclosed sale price: $33,305 and $119,500, for a median of $76,402 based on those two transactions. The other 13 deeds, covering everything from single-family parcels to an easement assignment, listed no consideration amount, which is standard for certain deed types and does not necessarily indicate the properties changed hands for free. Judged by raw count alone, 15 recorded transfers in a single month is a notable volume for a small town. But that count is driven almost entirely by one pattern: 10 of the 15 transfers, all recorded on July 9, named the Town of Plainfield as grantee. With price data available for only two of 15 sales, the period's price level and overall market direction cannot be reliably assessed from this data set.

TOP SALES 54 East Main St. sold for $119,500 on June 26, the highest disclosed price of the period. Sellers Brian M. Fay and Charlene M. Negron conveyed the property to buyers Nancy L. Rosazza and Roque Sanchez.

4 Vining St. sold for $33,305 on June 26, the only other disclosed price recorded during the period. Seller Sheilah A. Barry conveyed the property to the Town of Chesterfield.

No other transfers recorded during the period disclosed a sale price, so no further ranking by price is possible from this data set.

NEIGHBORHOOD BREAKDOWN Two streets saw multiple transfers. South Central Street had two: 56 South Central St. and 65 South Central St., both recorded July 9 with the Town of Plainfield as buyer and no price disclosed. River Road also had two: 184 River Rd. and 0 River Rd., both recorded July 9 to the Town of Plainfield, also without disclosed price. East Main Street had two transfers on different dates: 278 East Main St., recorded July 9 to the Town of Plainfield with no price disclosed, and 54 East Main St., the period's top disclosed sale at $119,500. The remaining transfers were single occurrences on their respective streets: North Street, Grant Street, West Hill Road, Maple Street, Vining Street, North Union Street and Windsor Avenue. Because only two of 15 transfers carried a disclosed price, a price-tier breakdown by neighborhood is not meaningful for this period.

MARKET NOTES Ten of the 15 recorded transfers, all dated July 9, list the Town of Plainfield as grantee: 13 North St., 107 Grant St., a parcel from seller Donald N. Lesure, 134 West Hill Rd., 278 East Main St., 780 West Main St., 184 River Rd., 0 River Rd., 56 South Central St. and 65 South Central St. None of these 10 transfers disclosed a sale price. This publication does not speculate on the reason for the concentration of transfers to the town on a single date.

One recorded item, dated June 26, was an assignment of easement between Massachusetts Electric Co. and NSTAR Electric Co. rather than a conventional property sale.

One Plainfield property, 4 Vining St., transferred to the neighboring Town of Chesterfield for $33,305, the period's lowest disclosed price.

10 Maple St. sold from Citizens Bank NA and RBS Citizens NA to buyers Robert E. and Susan B. Mellstrom on July 8, with no price disclosed.
