Northampton August Deed Data Shows Wide Price Gap, Median Below $200,000

NORTHAMPTON -- A $670,000 transaction on South Park Terrace topped August deed recordings in Northampton, while the majority of transfers in the period carried no disclosed sale price, limiting the data available for market analysis.

  • The Hampshire County Registry of Deeds recorded 12 deed entries tied to Northampton addresses between July 31 and Aug. 29, 2026, but several entries represent companion or duplicate recordings for the same underlying transaction rather than independent arm's-length sales. Four of the 12 entries carry disclosed sale prices. Among those four, prices ranged from $145,000 to $670,000, with a median of $192,500. A property at 295 South St. recorded a consideration of $145,000 on July 31. The seller was Sarah E. Gibbons; the listed buyer entities are Better Mortgage Corp. and Mortgage Electronic Registration Systems Inc., names associated with mortgage-related conveyances rather than a typical residential purchase.

  • South Park Terrace produced the period's only disclosed sale above $500,000, at $670,000. Two condominium sales, at Old School Commons on New South Street and River Run on Damon Road, both recorded at under $215,000, represent the period's mid-range disclosed transactions. The South Street entry at $145,000 was the lowest disclosed price but involved an atypical buyer, as noted above.
